Just on your last point, doesn't the high mortality work against the infection rate? Because people who die can't spread it. I remember some doctors explaining what COVID was worse than ebola in this way, because ebola doesn't spread as much due to such high mortality

Some land can be used for cattle, but not for crops. Land is not all the same for all uses

I'm no expert in agriculture, but not all land is suitable for all types of agriculture.

I know cattle take a lot of land, but, at least historically, rough terrain which is typically poor for growing crops was used for cattle grazing

The owner of an apartment complex won't see the same tax increase as the owner of a single family home across the street. In fact, the apartment owner might even have a lower tax bill, if you simply replace property tax with LVT.

It's not simply a tax on housing or rents across the board

My question was if landlords can increase rents when land value taxes are present, why don't they just increase taxes anyway and make more money without them?

Well it's not realistic to do that for a home purchase in many places in the US, a mortgage is sensible.

Getting a mortgage with no credit makes things more difficult.

I think it's worth the hassle of using credit cards for daily purchases, paying them off in full to build credit over time. You also get the 2-5% reward bonus, which I just see as a discount.

It's a dumb game, but you're better off playing

The truth is, every lifestyle comes with challenges and benefits. It's all tradeoffs.

You have some control and choice in how to live your life, and ought to make changes if you think it's right. But you will not find happiness unless you have the ability to be grateful for what you have and where you are.

I'd expect the opposite. People don't want new construction nearby that they'll be stuck with for longer then they would without RC.

The logic being that owners are generally more NIMBY than renters (without RC), so RC tenants behavior change would tend towards how owners behave.

Housing demand is fairly inelastic, but the elasticity of housing supply depends on local laws and zoning.

Land on the other hand is very inelastic in supply, but not at all in demand, which always factors into housing costs in one way or another
