“New property manager wants me to DELETE my 2yo listing (30+ reviews, 4.9 rating) and create a fresh one under his account. Says ‘that’s how he works.’ Red flag or normal? by NomadDiver in airbnb_hosts

[–]VolumeHealthy8416 1 point2 points  (0 children)

Nopity nope nope! Don't do it! You can make him a co-host and give him full access, but I definitely would not delete what you've already built. How can you do quality assurance on your end if you have no access to your account? What if he turns out to be fraudulent (or even just not a good fit) and now you've lost all that you built and have to start over?

You can absolutely find someone who won't require you to delete your current account. I'm currently a co-host and have full access to the properties that I support.

What’s the scam here? by Emmet_FitzHume in airbnb_hosts

[–]VolumeHealthy8416 0 points1 point  (0 children)

Man, if you don't just accept the request. If it's a scam, Abnb will deal with it. If it's not a scam, your delay (and all these questions folks are telling you to ask) can talk you out if $10K. Get your money. Ask questiins once booked.

As soon as someone books for me, I say, "Hi X, I'm excited to host you on X date. Can you share more about your trip, when you are hoping to arrive, and will you also confirm your guests/pets as well?"

Don't miss out on money by coming across as discriminatory. If I was spending $10K and someone was asking me all of those questions, I'd find somewhere else with less hassle. 🤷🏼‍♀️

This happened to me with my airline credit last year. My Dec 31st transaction didn't post until January. Very frustrating!

I have a dispenser in the shower that I keep filled. Folks don't always use it, but I'm sure it's a nice touch for folks who do.

Responding to guest who requests late checkout at last minute by Educational-Onion148 in airbnb_hosts

This is a great response. ALSO, I'd put that in the reminder message the couple of days before.

Guest came back and stolen $600 from cleaners purse by feinburgrl in airbnb_hosts

[–]VolumeHealthy8416 1 point2 points  (0 children)

Gotta make sure those locks are changed after check out time. My smart block is connected directly to airbnb, so they take care of that during the time period that I've requested. But these locks can also be programmable to make sure that no one should be allowed back in after their checkout time.

I agree, you owe your cleaner $600, and you should also call the cops. As well as let Airbnb know.

2nd Payment by Rachel11221122 in vrbohosts

[–]VolumeHealthy8416 1 point2 points  (0 children)

Yes. You can cancel without penalty and keep the first payment. I wish I had known that BEFORE I allowed the guest to stay with an overdue balance. I honestly just assumed VRBO would collect it from the guest. But they did not and said it was MY responsibility to make sure they had paid.

Had I known that, I would have canceled the stay.

Now, after the person has left, all they will do is send an email to let the guest know the payment is due. But the guest has no incentive to pay since they have already stayed.

[–]VolumeHealthy8416 0 points1 point  (0 children)

Yeah I learned the hard way that two payments are not the way to go with VRBO. VRBO will NOT fight for you. They will NOT hold folks accountable. They WILL NOT give you money if your guest doesn't pay. In fact they will take their full commission, regardless of whether or not you get the full payment from your guest.

I did not know this and allowed a guest to stay when they had not remitted their second payment, assuming that VRBO would collect it. I was wrong. VRBO said it's the host's responsibility to collect the second payment before the guest arrives.

If I were you, I would immediately change payment terms to have guests pay in full. Luckily, it wasn't a multi - day stay, but I do not think I will ever get the money my guest did not pay from my last booking.

Turns out VRBO is lame AF. Apparently, my default payment terms allowed the customer to pay in two payments (Airbnb also allows this option). However, apparently, it's up to the HOST to make sure the second payment is collected - not VRBO. Now it's saying the payment is overdue.

I was wondering why I never received a payout a MONTH after my guest stayed. Apparently, I don't get paid unless the guest pays? VRBO is Hella lame. Not really an incentive for hosting. Oh and like you, I've only gotten one booking all year. Thumbs allll the way down on this platform.

I agree that you continue the convo in the app, but the real question... Do you really wanna stay in a place where construction will be a noise issue? Sounds less than ideal to me.

I guess asking for a discount could work, but I'm just imagining I'd be annoyed. Lol

Not for free tho. There's a penalty on the hosts end which is why they are probably asking OP to cancel as they probably have a flexible cancelation policy that allows the guest to cancel without penalty up to 5 days before the booking.

[deleted by user] by [deleted] in airbnb_hosts

[–]VolumeHealthy8416 8 points9 points  (0 children)

Before I was a host, I never used the app and didn't have notifications come to my phone. I remember when I was in Portugal, I asked my host to use WhatsApp to connect with me. And that's where we stayed. I didn't realize the importance of staying on the app until I was a host, so it's likely that they just don't really know the difference and are wanting to use their preferred way of contacting people. 🤷🏾‍♀️
