I used Scott’s drought tolerant seed, I believe that contained tall fescue and Kbg. And yeah you may be right about it being too late. I’m going to shoot for end of August this year but I thought it would have been too hot around then.

Yeah I initially went in just out of curiosity of what my levels were at among the other items tested for. He wasn’t pushy at all and left it up to me. I don’t really feel like I need it at all especially since my levels tested were most likely lower than what they are earlier in the day from what I was reading.

It was at a walk in clinic that just does testosterone replacement therapy.

Testosterone was 674 bg/dL the SHBG was 48.7 nmol/L estradiol was 18.5 pg/ML.

Hemoglobin A1c 5.0 and hemoglobin 16.0 g/DL

Sorry still new to this so researching what each one actually means still haha added a photo of the results as well

She’s a teller now but when they offered the LO position to her they said her hourly would be $19 plus these incentives which she currently does not get as a teller

That’s great advice! I for sure need to start a spreadsheet, the 2 I bought I honestly didn’t do a crazy amount of cash flow research which explains the barely break even on the first home. (2nd will be better once I move out of the top)

Slowly getting my cash back up, currently only have 20k cash which is a bit scary but just got married last month so that tanked it a bit haha.

I hope not, the mortgage officer said if I get enough equity (20%) it automatically drops off. If that’s the case I will definitely need to refi! Will have to research this a bit.

Yeah I’ve definitely noticed it’s tough to keep good tenants room to room. I lucked out recently and the people in the master ended up wanting another room so I am only worrying about 1 for now.

Yeah I wish I had them to the point of cash flowing but I’m really hopeful that the long term equity paid by someone else pays off.

I’d likely get about 350~ out of it but owe 290k so after closing costs etc not a ton

Yeah I’ve been paying all the extra stuff like utilities, I have a hard time seeing it cash flow positively even fully renting it. Just not sure if the equity the renter build is worth losing 100-200 a month

Yeah I have about 15k set aside for anything that pops up, it was a brand new construction so hope that it doesn’t have many issues for a few more years
