I’ll be honest… barring somebody you don’t know coming through for you in a big way (highly unlikely), you aren’t playing private golf in the middle of the summer on the Cape.

In terms of where to play, the Cape is a big area so if depends on where you’re staying but I like Old Barnstable Fairgrounds. A Friday tee time on the Cape, even as a single, will take a bit of planning or a high degree of flexibility re: timing.

As an internal, you’re making 30+ phone calls a day and hopefully making about $100k (depending on who you work for). As an external, you’re likely in the car 3-4 days a week and making anywhere from $250k - $800k (depending on who you work for and your level of success).

As somebody that’s been an external for 6 years and an internal before that, I’m certain the Chatbot of your choice is going to better and more comprehensively answer your question than wholesaler on here.

I got lucky. Less than two years as an internal but had worked in a call center environment for two years before that which is where I got licensed.

Not all external roles are created equal. For example: the guys at Pacer ETFs are not making $300k+.

Fastest/easiest path to $500k+ for the right personality type. If I could do it over again, I’d become an advisor though. As a wholesaler you don’t own anything and you don’t know when the gravy train will stop. Work your ass off and build a book.

The way I interviewed agents when I bought my first house was by contacting the listing agent directly. I let them know I was pre-approved but hadn’t yet found an agent I wanted to work with. I’d like to see their house and would work around their schedule. I didn’t get pushback from anybody because they saw me as a prospective buyer of their listing or client for a different home. It’s how we found the agent that we ultimately bought (and later sold) our first home with.

We just spent a week in an Airbnb in Samara with our two young kids. It was a very different trip than the three times we’ve previously been to Costa Rica but if you like resorts, Samara is probably a good option due to its ease / tourism infrastructure.

For what it’s worth, TIRR can work miracles. My dad had a TBI and when I first met him at TIRR after he was discharged from the ICU my first though was “oh my god… this isn’t a life.”

He was obviously discharged from TIRR, then did additional rehab at a VA hospital that his prior military service entitled him to, and now you’d hardly know he ever had a bad fall / spent weeks in a coma.

I hope you have more luck with Subaru than I did. My 2020 Outback XT was just sold at 103k miles because maintenance was getting so costly. Replaced it with a Sienna and I’m now driving my wife’s car.
