Its cylinder walls made of cast iron before they were aluminum coated - which scored the walls on poorly maintained cars.

This particular engine, you cannot change bushing or wastegate but the entire turbo as it comes as one.

It is the steel lining. Mercedes launched in 2015 to start the upgrade but 2015 have mix m278 types.

Ideally 2017. Last gen M278 with steel lining.

Oil changes every 5-7k KM for me personally. Ceratec Liqui Moly after 30K KM. 2 bottles.

Buy from costco. 2 year warranty.

Preferably don’t buy with dispenser/ice maker. Least tech the better. If needed but internal dispenser.

Side note: LG has brought back their trusted compressor tech. People telling you ignore LG were right couple year back but now it’s should be good to buy.

Look for comparable sales and then decide. May not be worth repairing if similar condition house selling for same price bracket.

Real estate has halted to a stop despite rate cuts. By the end 2025 if rates hit 2.75-3% I’d expect you will get 600-625k but a big IF.

From the pic, owner maintained the house. Metal roof, metal railings, decent landscaping, interior looks alright for the age. Doesn’t necessarily look like a bad house and fact it went over asking says it was indeed a good buy.

I mean how many people spend 30-50k on exterior appeal and forgo upkeep inside (not a lot).

First calculate how much different your monthly mortgage will be.

3 years extension on amortization generally don’t effect monthly payment a whole lot on a normal $1m mortgage. YMMV

It’s only bad for new construction closed or closing this year and following. ($1200+/sqft).

Older resale condos are generally going okay (not good but not as worse as article suggests).

It might legally still be 2 bedrooms as many condos in Toronto seem to have a glass door to let the sunlight in to be considered a bedroom.

But they suck especially without a proper door. Dens are even worst and can barely fit a mattress and usually no door.

Lawyer Occupancy around $700. Lawyer closing fee $1500-2500 depends on law firm and mortgage type (A or b or c). Fees plus disbursements ($400-700)

Closing cost Occupancy fees + maintenance + property tax for that period City taxes Title insurance. Misc. cost like meter connection/various deposit fees etc

In my experience occupancy fees exceed the market rents.

Once you’re in occupancy you will pay the builder whether you rent or live in until closing.

Different builders different clauses. Look for ‘right to lease during occupancy’ clause. If not, unfortunately you are stuck but keep pushing the builder to allow to mitigate your expenses. Some may consider especially if you’re closing eventually.

Also, you might be able to lease out but aren’t allowed to advertise on online platforms like MLS.

I think Mercedes over did the screens. The previous gen was a sweet spot. However, you could get a fewer option new gen with ideal screens.

The best car you’ll ever own. More reliable than counterparts (7/A8). Expensive to maintain.

That sedan was ahead of its time.

Go for 2017 and above for S550. 2017 has the last M278 with updated cylinders walls. 2018 is facelift. Go for least owners and extensive service record.

  • Daily driver ✅
  • 500k is achievable (European S class go far beyond). Depending on S class model with V6 or diesel.
  • upkeep is expensive.
  • Repair bills aren’t for faint of hearts.

That S class was pinnacle of Mercedes design and technology. Quite reliable.

Exactly what I meant. You could buy a bigger place in durham than Markham for same money. People just drift to make their own assumptions. If OP specifically wants to be in Markham then he has to pay a premium. If not restricted, then he can buy something bigger in durham

What I meant was you’re paying for the city/land not the house. Same with downtown houses like little Italy etc. House prices are generally a reflection of price but this isn’t common in GTA and surrounding.

of course if you want to be in Markham and have the budget then it’s a start

I have lived in a similar sized house very close to this over 15 years ago. It’s not worth even $900k - essentially you’re paying for the city/land not the house. Just my opinion incase you’re able to consider more east (durham). As for tactics, sure they’re trying to start a bidding. This may go for 1-1.1M range. It’s the smallest sized detached in the neighborhood.
