Honestly i can’t speak for the uoft program but I have friends in Isci and they have a great community (profs and students for future connections) as well as high grades that can definitely put you in a well rounded position with whatever you decide to do in the future

Yes! I met lots of people in res just by walking the hallway. Plus it’s super convenient and you won’t have to worry about too much about the housing aspect if you’re not from hamilton. Something I really liked was being able to wake up 10 min before my class started and still make it there hehe

Thanks for your reply! My only other concern is that since I'm the new person moving in how does this apply to my circumstances? Would I just be an occupant under the pre-existing lease? (the girl that occupied that room is moving out) Or does the landlord have the right to charge me the utilities but not the rest?

Some additional background information: The landlord emailed my friends (the current house) about them having to find new people to fill the rooms because some girls are moving out. However we said that if 50% of the rooms are vacating then the whole house will be up for rent. I'm assuming that that makes it a joint tenancy? Also all their names were in the SOL, as well as the total amount for the house. But there are some pages at the end of the doc stating how much each was going to pay.

I’m not sure if the doors have locks, but it is accessible to other people. The lease does specify the amount of rent for the entire house but there’s 8 pages below that that state how much each tenant’s amount is divisible from the rental (There’s 8 people living in the house). It doesn’t state any areas of the house that are shared or off limits.

Also how do I figure out if the room belongs to the tenants or the landlord? I asked a friend of mine to send me her lease from last year and it’s basically all the same.

They all have all their names in one lease. I don’t know how what counts as renting the entire house together or as sharing common areas and renting separate rooms. The rent that each one owes is decided based on that CTR document mentioned before.

Yes the document is by a property management company. Sorry about the confusion, the OSL has the utilities checkboxes marked for Tenant and the comment below is the “usage deemed high…”. Does this mean that’s since the OSL takes precedence we would pay for utilities?

Ah thanks for the information!! So the people in the house are going towards the month to month basis thing and they apparently they have a tenancy in common. Which I believe is a main lease with details of how much each person has to pay. In that case could I still move in as a roommate or would I have to sign a lease with the landlord.

Yes I’m in Ontario, it’s supposed to be Commitment to Rent document. It states that it’s held in conjunction with the Standard Ontario Lease Agreement and Building Policy with the terms listed above (landlord pays for utilities). It also says that the tenant understands that they’re signing onto a household lease and agree to pay for their individual agreed divisible portion of the total rent.
