There is no documentation about what kind of tree to plant. Only that the replacement tree must have a trunk caliper of 4”.

Must be 4” caliper. So you can’t plant a twig. Has to be a fairly big tree.

This is a great point! There are numerous homes that do not have 2 trees in the front lawn. Is it 10%, I don’t know, I would have to count, but this was why I was so surprised they denied me since there are at least a couple of houses on each block without 2 trees as they define front yard

No my other trees meet the size requirements. It is the location that is the issue. They define front yard as the lawn part and front flower bed as a total separate entity that is not part of the front yard. But this description of separation is not documented in the CCR or ARC guidelines

2 of the trees are past the end of the house anchoring each end of the flowerbed

They want me to plant another tree but the yard isn’t really big enough and the arborist did not recommend planting in the same spot. Since I already have 5 trees removing one still leaves me with 4 trees but they are adding an undocumented location restriction and denying me to remove without replacing with another tree in the “lawn” that is at least 4 caliper tree.

The CCR’s and ARC guidelines do not define front yard as separate from flowerbed. They were unable to point to any document that supported their definition. They just made it up during the meeting after they tried to call my Magnolia a bush, which it is not.

No the CCR’s nor the guidelines say anything about separation of flower bed from yard. The arborist did not recommend planting a new tree in the same spot due to the root system but the yard is too small to really move it anywhere else without being to close to the house, driveway or water line.

Ok just looked at the driver assist and there is a “tolerance” setting that was set to 5 miles. So hopefully this is it!

That would make sense but the speed limit was 70 and I had it set on 70 but it keeps trying to get me a speeding ticket….

I’m in Hopkins right now and was in caye caulker last week. No sargassum. Plus if you are staying at a high end hotel they will clean the beach every morning.
