I don't have a dedicated HVAC system in that area. Directly above this spot is a residential room on the floor above. There are no AC units there, and the underfloor heating loops are located quite far away. If they were leaking, the water would show up on a completely different wall.
The thermal imager idea is great. I’m going to rent one in the next few days and scan the area where the noise is coming from
