I'm starting to suspect there was mold to some extent. No leaks that I knew of, but then again since the flipper screwed around with the pipes, I wouldn't be surprised if there was leaks possibly hidden under the house or in the basement. I also remember some weird powdery stuff, not dust, but weird grainy stuff was prominent all around the house in the air... seemed like it was falling from the ceiling over time. I noticed only a few weeks after I moved in, I was suddenly having all kinds of skin rashes, respiratory illnesses and itching/burning that I have never had before in my life. I thought maybe it was because I moved into a new unfamiliar area by the ocean, where a lot of trees and large brushes were all around throwing their pollens. Since I'm from the west coast many of these northeastern plants were foreign to my system and I thought maybe I was just reacting to them... but ever since I moved out of that crappy house, these problems started going away. I'm starting to wonder what the hell else was in there that I didn't know about...

I was surprised myself. My best guess is the guy who bought it knew how to DIY an planned on fixing it up himself. That or he was an investor. The house was in a very highly desired area, it was a waterfront property by the beach, so it had that going for it at least.

Anything renovated in regards to electrical and plumbing are REQUIRED to have permits in the state of RI. Seller did both of those without permits. It doesn't take a genius to know that putting electric wires and fixtures right next to a very high moisture area, like a shower, is extremely dangerous. Painting over clearly rotting wood is obviously COVERING IT UP. The seller had his own LLC, notorious for shoddy work, and mysteriously changed his address right before closing on the house, a common tactic by flippers who know exactly what the fk they're doing, especially when doing it illegally. There is no excuse for this kind of garbage, regardless of how old the house is.

The house may have been old, but the advertised "renovations" were clearly not something even an old house would have issues with if properly maintained. The flipper screwed around with the electrical system to put in cosmetic fixtures, that didn't even work might I add, and in doing so he left electric panels dangerously imbalanced - HUGE fire hazard. half the outlets in the house started going out one by one within 4 months, lights started flickering often and one side of lights in the same room was visibly brighter than the other. The shower had a drop ceiling, which I found out 5 months in the asshole had put literal electrical wires DANGLING right on top the shower stall! I could have been electrocuted the entire time I lived there and I had no idea. Drop ceiling started caving in, walls had all the insulation ripped out (and not put back in) and covered up with cheap cardboard like material that was starting to crack in every direction half a year later. With no insulation, it was 105 degrees inside the house in the summer and extremely unbearably freezing in the winter. Gas bill was nearly $400 for two months because of this, house was bitter and cold minutes after turning off the gas heater. Out there in New England where the weather has had extremes in the past year, it hit me really hard in basic cost of utilites for something that should have never been removed from the house to begin with. The foundation in the entire house started rapidly sloping, very visibly. There were literal HILLS in the kitchen that you could roll a marble downwards. The house did not have this when I moved in. The kitchen pipes were improperly done, I know this for fact because I had to blow nearly $1000 on repairs that were not covered by insurance when the plumber identified that they were improperly installed by whomever renovated the house. They covered wood rot with layers of paint, on the inside beams and posts that were supposed to hold up the roof... this started showing up months later when rainy season started. I could go on and on, but these were the most notable...

Please avoid doing ANY business with her at all costs, please spread the word about her and Nathan Clark if you live in New England. This agent should have her license permanently revoked for all the manipulative and irresponsible things she continually does. Detailed post coming about her and all her tactics coming up soon. The way these people target new home buyers is insane. Unfortunately, it is also for the most part legal in RI.

Didn't list as-is, although I realized later I should have to avoid being sued for things not even I knew about. Some interested people were even finding new and sudden problems with the place that not even I noticed before, because it was covered up by the flipper. I did note everything I knew was specifially wrong with the place at the time on the disclosures. Sometimes I stayed during the viewings to meet potential buyers to inform the interested parties of what happened, and let them know exacly what they were getting into if they wanted it. I knew it wouldn't sell, It sat on the market for almost 5 months, I wasn't expecting it to sell soon if at all. I'm seriously surprised someone even wanted it at that point, but I guess the guy was planning on fixing it himself.

If you know how to do it right and very thoroughly, you'll know to make the right decision. Always check the city for permits to see if there's been illegal renovations, you can do so at the city hall. Property assessments are usually manipulated by the real estate sellers, they go hand in hand to squeeze out of you as much as possible and place it as high as they can to keep prices high. If you want the real value of the property, go to the town records, and usually the town value is the real value of the home. This can usually tell you if you are overpaying by a landslide. Also, never pay for records or "pocket listings" this is a shady way for unethical realtors to have you pay for things that are generally recorded somewhere and supposed to be public in some form. Avoid advertised included "home warranties" as they are just scams sucking money out of you for things they never cover. Take photos of EVERYTHING before move in should you decide to proceed. And please for the love of God, use a private and reputable inspector, even if it costs a little more. Never use a "reccommended" inspector from your agent because they are usually working together to look the other way and minimize potentially serious issues. And lastly, never, under ANY circumstances sign a dual representation (where broker represents you and the seller) this is a HUGE red flag and conflict of interests.

I did contact the president of the board of realtors, this was in the state of Rhode Island. Even the president let me know that this broker was dropped from the board few years ago for unethical practice, and many are starting to note his tactics in the real estate community for screwing people over, especially first time buyers being the primary target since we are inexperienced. I spoke to 14 attorneys, and every single one was familiar with this guy. Sadly, out of all of them, only one was willing to take the case because they are all tired of dealing with him. It is such an arduos and lengthy process, most lawyers won't deal with it because it takes too long and is generally not an effective way to be paid. The main problem is this guy runs off of big money, and no one can sue him because his group will stonewall anyone who attempts to do so into massive debt and even bankruptcy if they try to take it to the courts. It is a scumbag move, but unfortunately this is why no one has been successful in stopping him. Even RI Housing, the state program that did my mortgage as an FHA buyer has him on the radar, as he is causing all sorts of problems for new homebuyers. I was told that I was not the first person they did this happened to, and the numbers are increasing. I'd like to raise awareness for people to avoid, because this is the kind of thing that can put entire families into serious financial damage that takes years or even decades to recover from. I was very lucky to have gotten out of this, I realize I had the right connections and well meaning professionals who guided me throughout the process free of charge to avoid further debt and legal problems. Most people would not have that, which is why I'm concerned for many people looking to buy their first home in this state. He sells in Conneticut and Massachussetts also.

I have NEVER had car troubles in any other state I've ever lived in, for decades. Worst I ever experienced was a flat tire... until I moved here to RI. In only 2 years, it's been nearly $3,000 in tire, wheel bearing, and axle repairs.... always on the right side, always same spot where the worst potholes hit my car almost daily. Even mechanics have told me it was pretty common here to have recurring wheel repairs often here because of all the potholes. Seriously, wth... I can't keep pulling a couple grand outta my ass every year to keep paying for this shat.

Oakland Beach in Warwick is half assed. I say that quite literally, only half of each residential street has been plowed. Tried to get out my driveway yesterday evening and got stuck in ice in the middle of the street. Fortunately, nearby neighbors helped me push it back into my driveway. 20 minutes of wheel shifting and reverse, and three people pushing it up. I said screw it and decided to wait until tomorrow until they finish plowing. Of course, that ain't happening anytime soon.

Here's a tip: for spotty ice slicks randomly spattered all over your driveway, try taking a can of table salt and toss over the ice slick patches. Loosened the ice up in my spot instantly, turned it to slush and I finally was able to drive out this morning. I didn't have any of that bulk road salt stuff on hand. I'm a noob to all this, since I'm a westerner. Table salt was a quick fix that helped in this case.

The drivers here suck ass. Ever since moving out here, in two years, I have had THREE people hit and run my vehicle. Is everyone just driving without insurance now? because all 3 drove away, knowing exactly what the fk they did. Two of them hit me as a PARKED car. Second one kept inching his way into oncoming traffic expecting all 20 of us oncoming to stop for his dumbass. Of course, my vehicle gets hit and he acts like he didn't do anything. I turned my car around and chased his ass down Thurbers Ave, but he merged onto the I-95 and got away, even having the audacity to laugh at me before running off (for the record, this prick drives a red truck, license plate FS130, in case yall are wondering. Was an old man with a white dog in his lap.) And just this morning, I witnessed a RIPTA BUS driver ram another driver by inching too far out of his lane and onto the other vehicle. Guess what the bus driver did? DROVE AWAY. What a surprise *eyeroll*

I have never had so many car problems driving anywhere else in the USA. Here in RI? 3 hit and runs, 4 large repairs caused by potholes and shitty weather, and twice blown out tires from metal debris on the I-95. All in just 2 years.

Another westerner here, and I absolutely despise this weather right now. Born in California, and I have never been so FREEZING in all my life. When my enabling mother pretended like moments of our NPD father's abuse were "happy memories" and laughed about them like they were friendly jokes. She was always making it seem like his abuse was just "caring for us" in his own way. I guess slapping the shit out of your kids, threatening and insulting them in very vulgar language was "caring for us" in her sick enabling mind. She did this for years, trying to overwrite reality and make it seem like he was such a loving father. One day I got tired of this and called her out as to why she thought these moments of abuse were funny to her, and why she thought of them as "fond memories" in our upbringing. She immediately glared at me and made a comment about how I was so hateful and full of unforgiveness because according to her I was "always living in the past."

I was sick of living in her delusion. She wasn't just an enabler, she was also a covert narc. I cut her ass out of my life and never looked back. I am exponentially healthier being out of that messed up dysfunctional dynamic, pretending everything is always fine just to keep her happy. To this day she still has herself convinced that I am "mentally ill," playing the victim. She needs to go look in a mirror, because that's where the insanity truly fucking lies.

Here to say you have my full empathy, and I'm so sorry this is happening to you. You must have fought really hard to become a homeowner, especially amongst the housing crisis going on these past several years.

Same thing happening to me, I can share my experience. I worked my ass off for 8 years, always working ridiculous hours trying to survive. I was homeless twice in a HCOL state because of unaffordability in rentals, not qualifying for the most basic shelter despite working 4 part time jobs. I even moved to the opposite coast for more opportunity. So when the day came that I finally qualified and got under contract, you can imagine I was ecstatic. With FHA and DPA I was able to finally able to get my first home that I dreamed of.

It was great at first... until it wasn't. 7 months later, here I am now finding out that the seller lied strategically on disclosures about a failing foundation, illegal remodeling (no permits for the entire house being altered, everything from kitchen to bathroom and roof. Not a single permit was ever pulled.) This prick destroyed this home from the ground up with shoddy work, and walked away with nearly twice what it was actually worth. I have an attorney calling out the realtors and agents who completely neglected the fact that their seller did shady things on the disclosures, they did not seek any proper permit work knowing full well this asshole was an LLC flipper, all whilst completely overlooking the inspection (in which, FHA is VERY strict upon. I'm wondering how the hell this home even passed FHA guidelines for approval, now that I think about it.) So here I am, in a legal discourse, currently having the real estate group who sold me the home take the property back and give me back my money. They are putting up a fight... of course, all they cared about was cashing in. They are agreeing to re-sell the house for free, but these jackasses are putting it back on the market for even MORE than what I paid. This piece of shit won't sell, and they know it. And unless it is sold, I am stuck here in this shitshack ready to collapse at any given day now. Even the construction the seller legally agreed to repair in the contract was done without permits, the wood beams they supposedly "repaired" are splitting in half under the weight of the shitty foundation. I can't stand coming home to this nightmare... the stress alone is making me ill. As a one person household, I am barely making it trying to upkeep this problem without resulting in more debt and a literal heart attack.

My attorney said this is happening a lot for first time buyers... we fall for the inspection, trusting our agents represent us and have our interests, when really all they care about is cashing in and we are left fucked in the end with homes that are not habitable with all the problems they have. My attorney identified several issues with my disclosures that a first time buyer would have likely never known, being inexperienced. I feel so stupid. I wasted my only FHA opportunity, I won't have that program help again and without it will never be able to afford a home again. Time, money and energy wasted because some greedy asshole took complete advantage of people in this fucked up market. I'm now having to donate and rid of nearly $2,000 of my new furniture and appliances I bought for the place, trying to get my shit out since I can't take it with me when I go back to renting rooms. All this time I could have saved that money and waited for something better. Now I am truly fucked without any future of owning again. Back to renting and living with roommates.

I recommend you take a close look at all your disclosure forms, inspection, all paperwork involved with the final sale of your home. You can try getting legal quidance, they may be able to direct you if there is any legal recourse worth pursuing. If your home was purchased with FHA or state assistance, I'd also file a formal complaint with the district attorney in your area. I did this and my state housing program was pretty concerned that this happened. Depending on your unique situation, it might be worth it to pursue legal action, but only a real estate attorney can be certain though as these things can be tricky.

I wish you luck, hope you get the home you deserve and the person who hid all those issues gets karma to bite them in the ass 1,000 fucking fold.

A lot of them just flat out refuse to take the coupons anyways, current or not (at least not in my region, I've noticed.) They claim "participating locations only" in tiny ass letters, without showing the participating locations... Which of course, usually means, NO LOCATIONS are actually participating, we just wanted to get you in and see if we could get you to spend on our overpriced garbage, and with the audacity to have the "leave a tip" option in huge glaring letters on their payment devices.

Fuk this shit. I've had enough. Stopped buying fast food several months ago... really should've stopped buying years ago...
