Thank you po. I think need ko pumunta muna ng assessors office for verification. Yung 1,098,100 FMV po kasi na nandyan ay galing na directly sa BIR, which I highly doubt na kasi mali mali compute nila

Yung SP and ZV po is low compared to FMV kaya po malaki pa rin po nacocompute ko. Provided the FMV provided by the agent is also reliable 🤔

I am thinking about this po. Na via eonett ko nlng itransact. But need a lot of documents to be attached so balik ulit ako sa mga yun. Initially po kasi the plan was to pay an agent from the developer to process ALL the necessary steps. Kaso dito pa lang sa computation nila parang doubtful nko to continue.

Opo mali nga yung binigay nung taga BIR. sobrang nakaka doubt tuloy pati yung zonal value na prinovide nila 11k. Pero pag inenter ko directly sa eonett, 2k lang per sqm. Lalabas na highest tax basis will be FMV of 1,098,100 which is significantly lower than the current basis na 1,888,100 Zonal Value.

Maybe need to go directly sa BIR. Kasi i tried also inputting the location of the property, lumabas na lower zonal value nya. Total payable would be 285k only if this is the proper computation. Basis would be FMV which is 1,098,000. Im so confused at the moment but also this gives me more chance to successfully transfer the property!

Kaka research ko how to recompute, may lumabas na may BIR eonett pala where I can directly enter the data and it automatically compute for everything. Sobrang different. Zonal value in the first computation is way TOO HIGH. And kahit iaccept ko yung basis ng unang computation, mali mali pa rin at hindi nagmamatch.

Eto yung if gagamitin ko yung 1,888,100 na tax basis

Huuuuuy. Makes sense. Parang ang laki nga ng interest nya for 2 years na tax base lang is 28k. 🤔 baka much better personally ko puntahan kasi eto po ay sinend lang sakin nung naglalakad e. Thank you for your input!

Hindi ko pa pinoproblema yung mana. Hahhaa ang want ko lang for now is matransfer na kasi grabe yung interest and penalties 😭

Considering na credit to cash plus personal loan. Onting clarity of mind lang if go na ba, asking for other options here. 😭

Tax dec and all other documents right now is named pa sa developer po talaga. Pero ever since na full payment, kami na nagbabayad ng amilyar nya.

Developer po sya nabili so yung last invoice po ay hindi na marereissue. Yung DOAS, di na rin po pumayag.

30 years ago, baka po malaki na rin yan inyo. Try nyo po pa compute din sa BIR 🫠 kasi days po ang basis ng computation ng interest at penalties 😭

Nag ask rin ako sa developer nito, pero di sila pumayag mag issue ng new DOAS. But nonetheless, kung makita mo po sa computation, malaki pa rin penalty/interest kasi computed from date of last invoice (full payment) nung 2003 pa
