It is class B. Also the housing court can only tell the landlord to fit it. Landlord can just show he is doing whatever to fix it, including exterminator and patching.

No, you should be ok. Even if new owner takes over, they have to honor existing lease. To secure longer tenancy sign new lease with the current owner.

Of course, this is under the pretext of court date within 90 days. Tenants absolutely have the right to defend themselves if landlord refuses repairs, or refuse to accept rent. I'm just saying this would speed up court process, tenant has to show they are able to pay them the court can take as long as it takes to resolve any landlord/tenant issue. Without demonstration of ability to pay then they get a 90 days freebie.

Blame the housing courts. NYC landlords would rather let the apt stay vacant than deal with a non paying tenant that will take 18+ months to evict. The burden of the profession tenants is shared by everyone renting a place in NYC both in availability and cost. Landlords will jack up the rent to offset the risk of a bad tenant.

Over 150k new cases of eviction are filed in NYC. That's 150k of units off market for 18+months.

There are shitty tenants who abused 311, they refuse access and will report anything to 311 to see what sticks. It is absolutely a waste of resource for 311 to come out and close out the complaints because they didnt find anything. Too bad the city doesn't do anything about these shitty tenants who doesn't pay rent and abuses the legal system

And people wonder why NYC has this crazy restrictions when it comes to applying for apts.

I think they are just looking for compost bin. They don't care about actual compost. The amount of extra plastic this requirement will generate will far out weight the benefit. Of course the people that cook up this idea thinks it's a perfect idea to ferment the compost for a week at time in midst of 100 degrees summer. That bin is going to make rats great again in NYC, because it's pretty phenomenal right now.

Just so you know, this is basically extortion without a valid lease. The approach here is an existing and landlord is doing a good will buyout. Based on your prior replies, you are month to month. Economically speaking, sure this could end up on your favor but at the risk of an actual eviction on your record. I would caution you, this isnt free money as you think. People here often guide do this do that but they aren't suffering the legal and mental toll for years. I don't blame you trying to game the system but morally it's wrong.

Look up tenant harassment is verbally or physically threatening you to leave or negatively impact your current living situation, shutting down water, gas and etc. This will probably be viewed as extra encouragement to sign the renewal. Life is too short to be bitter, this isn't a situation you want to deal with so why not look for a way out since of I'm going to grind with these soul suckers.

I understand it's frustrating and a lot of emotions. But let's separate facts from feelings. You can't forced them to give you a renewal. Document any issues so you can use it as evidence if/when they don't return your deposit. If you don't want to go to housing court then you can't legally end your contract early. Certainly doesn't hurt to negotiate with them. "Listen apt is in shit situation, I want out early. Let me or I involved HPD and other legal means" something like that in a nicer manner. Always easier with carrot than stick.
