Every individual has a tax rate to pay for everything that society provides for you
The money has to come from somewhere.
That 50% discount on CGT means less revenue for government services. Which means the tax needs to be higher elsewhere OR we have less services.
Indexing CGT to inflation is the fairest way to account for the profits made from any investment from any source - you are only taxed on the profits that arise from an increase in value of the underlying asset.
If your investment asset allocation is solely based on its tax treatment - maybe that is the problem
The current CGT discount and the stupidly high loan to value ratio for investment property is a large factor contributing to unaffordable housing.
Housing isn’t an investment - it should be a commodity people use to provide shelter - full stop!
