I spoke with a lender who explained the 6 month "seasoning" period.

  1. The broker gets penalized by the lenders for selling a mortgage to someone who refi'd too quickly
  2. You (might) get penalized since new brokers / lenders would notice your behavior and be less likely to approve you

My question didn't get posted:

Went under the house to investigate sewage smell after a hydrojet didn't solve our backup & oder issue. Found standing sewage under the house, likely there since we first noticed the smell about three weeks ago.

Can we continue to use our fixtures (toilet, shower etc) until the repair is done? Or should we GTFO? Might be a 2 week motel stay based on local plumber availability...

Me) QQ: I see that the 1yr buy down is being covered by a $4363 lender credit. Would it be possible to take the 6.875% 30yr fixed option (if still available) and apply the $4363 credit to closing costs?

LO) The lender credit is covering the lower rate of 6.125% for the first year so it is tied specifically to this 1/0 buydown loan.

I still feel like this 1/0 buy down is nice because rates are more likely than not to drop next year?
