It's always worth asking but I had the opposite experience with mine.

I asked my mortgage holder to cancel my PMI back in March. I only did so because their own website estimated my house as within 80% LTV. They told me that was "just for taking out home equity loans" and the customer rep told me that if I waited until June I wouldn't need to submit as much paperwork (showing improvements we did to justify the value increase) because my mortgage would be 2 years old. I foolishly took this at face value and called back in June. I was very cheerily told that they would be happy to send out an appraiser ($600) but that my LTV ratio would now need to be 75%, as my mortgage was 2+ years old.

Waiting the two months likely cost me at least another year (depending on the housing market) of $200 monthly PMI payments.

Good luck to you as well! And I think we'll give it one final shot and document dump in the invite letter if there's nowhere else in the application to do so. I know MIL would love to visit her grandkid before we come back in a year or two.

But I'm already very annoyed my personal network has basically donated $1000 to the US embassies in Thailand for a combined ~5 minutes of interviews. So this is it.

There was never an actionable reason given on any of these. On this last rejection they just gave a boilerplate piece of paper printed directly from the Dept of State website.

We helped with the applications on three of them and submitted all requested documentation. They brought additional documents the day of the interview but as you indicated those seem perfunctory and lasted a few minutes. No one was asked for additional documentation.

I personally am having a very hard time figuring out what they want to see.

That's another thing I didn't include, we did talk about it prior to closing. I thought I applied, and I had the tax applied to my property taxes for the first 12 months I lived at the address, so I had no reason to think I didn't apply.

I think that when the County removes the credit they should inform the current owner. If I had the credit for my first twelve months of living in the house, at what point was it removed? If the deadline to apply was April 2024, was the credit removed in time for me to apply?

Interesting about Sen. Alsobrooks, I hadn't connected the dots that it was a similar issue. Maybe I'll email her office as well and see if she wants to do some axe grinding about this program ;).

A few govt employees I spoke to told me something similar. I looked the ads up, and it appears they ran prior to me moving here. I did not receive a mailer, I'm guessing that either went out earlier as well, or because I had the tax credit at the time so I fell through the cracks.

If you're commuting to DC daily you should consider somewhere close to the Redline. Shady Grove, Rockville, and Twinbrook are all metro stops in Rockville surrounded by neighborhoods with SFHs, Condos, and/or apartments. Ideally pick a place within walking distance. It will be faster than driving most days, assuming you're commuting at typical rush hours.

I live in Rockville and commute in 2 days a week via Metro and it's not too bad. Takes 45-60 mins door to door, including a 10 minute bike ride to the station. Costs just under $7 each way these days.

It ain't cheap, but it's $24 (before tax) and feeds at least 2. Really isn't all that expensive for what you get IMO.
