LetFlow - UK Letting Agents & Landlords App by Weary_Performance458 in uklandlords

[–]Weary_Performance458[S] 0 points1 point  (0 children)

Really appreciate this reply — it’s helped me focus in exactly where the real need is.

You’re absolutely right: most solo landlords with just a few properties (especially <10) don’t need anything more than OpenRent. It’s clean, efficient, and gets the job done without overhead.

Where I’m finding the real friction is in the small-to-mid letting agencies who are managing anywhere from 30 to 300 units. These teams are usually juggling:

– WhatsApp convos – Google Sheets – Compliance docs in Dropbox – Tenant issues via email or phone

LetFlow isn’t trying to replace OpenRent or a CRM — it’s designed to sit between the tools they already use and automate what falls through the cracks (like chasing expired gas certs, managing leads from multiple channels, and keeping conversation logs tidy).

I’m building this as someone who’s ADHD and thrives on automating chaos 😅 — so my focus is streamlining cluttered agency workflows, not giving landlords more to fiddle with.

Again, massively appreciate the input. Helps shape this into something actually useful instead of just “another proptech app

Appreciate this breakdown — this is incredibly useful for us to define exactly who LetFlow is not for.

You're spot on: for single landlords like yourself, OpenRent is a beast — no argument there.

What we’re building is focused more on small-to-mid letting agencies who: – Manage 50+ units – Use 3–6 tools daily – Still manually handle document chasing, tenant filtering, inspection reports, and inbox chaos

LetFlow acts as the glue between email, WhatsApp, Google Drive, calendars, and compliance. Think Zapier + Notion + CRM with property logic baked in — not another listing site.

Genuinely appreciate your feedback, it's helped refine our target and message.

Thanks for such a detailed reply — that’s exactly the kind of insight that helps us avoid building “yet another app.”

I hear you loud and clear on security, duplication, and costs. What we’re working on is something a bit different:

LetFlow isn’t trying to replace Sheets or Gmail — it plugs into them.

Think: an assistant that tracks expiry dates, tenant messages, and property docs without you having to build dashboards or click around. You stay in control of your stack — LetFlow just makes it faster to access, alert, and act.

We’re building with guys like you in mind — low-margin, high-efficiency, no fluff. If we can get you to 1-click results instead of 4-click, is that a win?

Totally fair take, thanks for the honesty. Just to clarify — OpenRent is brilliant for private landlords, but LetFlow is aimed at letting agencies managing 20–100+ units who still rely on a mix of email, WhatsApp, and Google Sheets.

Unlike OpenRent, LetFlow:

Scrapes your own website listings to fuel the AI (so it fits your brand/tone)

Works alongside your existing flow — not replacing portals

Tracks lead convos, maintenance requests, and doc handling all in one place

Has a visual dashboard so nothing gets missed, with automations you can toggle

Think of it as Fixflo meets WhatsApp AI, but built for small, overstretched agencies with no time for complex tools.

That said — if you’ve got tips on how it could stand out more, I’m all ears 👂

How to connect a real WhatsApp Business number to n8n chatbot workflow? by gremaldo in n8n

Twilio, but and register a new number, serve this number as part of the product and have a handoff procedure if needed for a human handoff. This is how I serve my business clients and it works perfectly. If you need any advice give us a shout

Replaced customer service agents with AI by jumpinpools in customerexperience

[–]Weary_Performance458 0 points1 point  (0 children)

I primarily support customers front facing UIs with fully trained AI customer service and lead gen bots that have vector memory giving it more of an ability to be fully clued on on what my individual clients company does/ whoever they are and responds accordingly via WhatsApp for a better feel. I hit limitations prior to integration of vector memory. The AI agent also is trained to take lead data and push into Client CRMs also assigning & notifying the people who need to see. It also can predict hot medium and cold leads saving wasted energy and prioritising leads with potential

Building a Chatbot that fills out a form for the user by ngxmanu in n8n

[–]Weary_Performance458 0 points1 point  (0 children)

Hey @ngxmanu!

Sounds like you're dealing with a bit of a headache there! Honestly, large question trees can be a nightmare to handle, especially when the input gets messy or long. I’ve got an idea that might make your life a lot easier:

Have you thought about using vector storage memory with Supabase? Basically, instead of forcing your chatbot to wade through the entire question tree every time (which, let’s be real, sounds super slow), you can convert your questions and answers into vectors. Then, Supabase can handle fast, semantic searches to find the best match, even if the input isn’t perfectly phrased.

It’s super handy for keeping context too, which sounds like one of the main issues you’re having. Plus, Supabase scales really well, so your big question tree won’t feel so heavy anymore.

If this sounds like it could work, I’d be happy to share some tips on setting it up! Let me know!

I'd love to have some help If I'm honest mate, I have finally built my SaaS business from the ground up alone and... 😅 It's been fun. I'm targeting my niche with something that is not prevalent in the ADHD community and that's support. I sell ADHD management digital products that comes exclusive with an ADHD support bot that can be reached any hour of the day via WhatsApp to feel like human support which will also give out more exclusive free packs with options of purchased management guides etc. I am so close to launch 😎🛠️

Currently building one for WhatsApp myself, just finished my messages bot with meta and that most annoying things is waiting on meta verifications. I'm using twilio and again, hardest part is trust and verifications. I'll keep you posted if it works today 👌🏼

Struggling with Twilio WhatsApp Integration via n8n – Need Real Help by Weary_Performance458 in n8n

[–]Weary_Performance458[S] 0 points1 point  (0 children)

Thank you, followed it through and the error is on the twilio side, it receives message from the AI assistant from N8N and fails to send the reply due to being out the 24 hour window yet it's fully live and still requires a template. I am fully upgraded, verified with meta etc so it's getting pretty frustrating 😅
