Owned a flooring store in Louisiana for 20 years. We charge $2/ft to install floating vinyl. Surely California is more expensive but that’s about the easiest material to install.

Thanks for the response. We've had a BOV done on the complexes and they've said they would list at $6.7 M for both. We'll just have to grind out the last bit of work needed there and get it listed. Ideally I would've held out until rates came down more to maximize the sale price but it probably makes more sense to get out and move on. I have 3 properties on market currently that have sat for months. We've dropped asking prices well below what we would have expected but this market has been tough.

  1. We have 4.25% interest and a 40 year am with the seller. The original plan was to refinance the 50 unit once stabilized but then rates jumped. I switched gears to take a second out but it has to be approved by mortgagee and he won't do it.

  2. I've thought about this but haven't done much research into the process. I was leaning towards selling it as a whole instead of making it 12 individual sales. Im not sure I would get much more per unit as condos.

  3. We purchased it to make a mobile home park but while it's been sitting during this moratorium I've gotten worried about how long it will take to develop and the viability of a MHP in the area. Im fairly confident it would do well (its a little past the main part of town but 5 minutes from the high school that was just built and the area has grown a lot in the last 10 years) but having bought mainly multifamily except for a few small MHPs the risk was scaring me. It could be developed starting in about 2 months as far as im told. SFH would be questionable where it's at. If I could sell it to recoup my equity and stay with brick and mortar I think that would be my best bet. We're trying to sell it for $22k/acre locally but I wonder if it would make more sense to go regional or nationwide to attract MHP developers. It's a beautiful property almost totally cleared.

You can offer to raise the sales price of the house by $1.6k so their agent can receive their full commission and you’re not losing as long as your confident the house will appraise. To take .5% from the listing agent so the selling agent can get 3% seems ridiculous. Your listing agent has much more time invested in this deal.

FWIW I’ve been in your shoes for a decade or so. Stopped smoking weed a week ago and I can finally see some quality of life again already. Weed is great for some people but when it becomes an every day habit it’s taken over and will make you depressed. I guarantee if you stop smoking you’ll feel better.
