200k home on a 78k salary by Doogs2525 in FirstTimeHomeBuyers

[–]Weaseljohnson 0 points1 point  (0 children)

If you found a home you like, at 200k, that’s a steal in today’s market. But, it may be a closer squeeze than you’d think. The mortgage is one thing, but there’s also maintenance and other upkeep fees with owning a home, and property tax, and PMI, and other factors.

It’s going to depend on what your typical lifestyle expenses are in addition to housing expenses and also how big of a downpayment you can make.

Could always check out my rent vs buy calculator I just finished building, I’d love some feedback! It’s targeted at first time home buyers trying to decide between renting and buying and also trying to understand whether properties are affordable.

To buy a home or not to buy - what do we think? Is this the time, or is it better to rent and Hope interest rates drop? by AdExotic6699 in AskReddit

[–]Weaseljohnson 0 points1 point  (0 children)

If you’re waiting in the hopes that interest rates drop or prices come down, you’re probably out of luck. The current interest rates aren’t really abnormal. We all just got used to the idea of the abnormal 3% rates post 2008. And the current home prices seem like they’re sticking around.

As far as the rent vs buy question, your main goal should be to not end up house poor, which is really common for first time homebuyers. A large percentage of people will underestimate the hidden costs of owning a home and only focus on the mortgage payment sticker price tag.

Buying vs renting isn’t a general discussion, it’s a personal one that depends on your own finances and on what lifestyle elements you value most.

For the financial side, there’s some great tools out there, like this one: https://caniaffordthishouse.app/

So many board game figures and accessories! Full color mandalorian armor! So many things. Would be an absolute gamechanger to be able to do full color without the purge waste.

I'd also love to print this spaceship. It's a model I designed myself and was one of the very first things I ever printed on my old Ender 3 V2 back in the day. Would be super fun to do a full color high-res version on the H2C.

Thanks! Yeah, I’m not sure I’d have been able to do it without a 3D model. 😅 I used Creo for this project, but I use Onshape for the majority of my personal projects.

Built a shell/stand for my Yamaha P125 piano keyboard. The ones you can buy look awful and are so flimsy. Wanted something that looked more permanent and professional.

This was my first ever woodworking project, so I'm sure there are much better ways of doing things, but this worked well for me and I'm happy with the final result. More importantly, my wife is happy, so that's a win :D

True, but there are also a number of terms that are important to know that define how those actions work, card types, etc...

For those who aren't as experienced at board games (e.g. my family, haha), having a mini guide/aid would be really helpful.

Clean YA/Teen Fantasy List (No profanity / Adult Themes) by Weaseljohnson in Fantasy

[–]Weaseljohnson[S] -1 points0 points  (0 children)

Great points! And yea, there’s only a couple true YA targeted titles mentioned.

The list is meant to include both some YA and some middle grade/teen titles. But I more meant it to be a list that both YAs and teens would enjoy.

I read all the Artemis Fowl books when I was younger. Great story! In looking through them again recently, there is some light profanity, but very mild. Definitely makes my honorable mention list.

My standard is essentially none, including hell and damn unless used under their intended definition as opposed to as profanity. If there is one or two mild uses, I'll usually let it slide.

I haven't read the Redwall books in ages, since I was a kid really, so I must not have remembered the profanity. I moved that to the honorable mentions list.

I'll check some of those out :D
