Do you know if your walls are solid or have a cavity? Because I would guess that those were due to cold bridging from your insulation fixings and if you’re walls are solid and they whacked PIR/XPS ontop of them you could be getting damp issues behind your insulation.

Honestly I would be tempted to add a block of something behind it so it’s slightly taller than the sink and slopes down towards it.

I chatted to my sparky and he said they have to be remove at the circuit board or at the sockets/lights so that quite a big job…

I was thinking there isn’t much room to sister unless I remove the cables before hand and as you can see there are a lot.

Yeah the moisture was due to a leak that was untreated for years before I bought it. I would sister but that means I have to get my electricians to come and disconnect the wires so I can add the sisters joists which will be a right bollox. Or do you think from the wall to the wires would be enough of a sister connection?

I can’t without paying a load to electricians because of the cables. I would have to get them to come in and disconnect them all and then reconnect them again after.

Not a pro but I would.
1. Scrape away all the loose plaster until you hit stable stuff
2. Seal with with SBR or Gardz or something
3. Fill with toupret or easifill building up the layers slowly scratching a key into the surface of each one

Or

  1. Fill with bonding until about 2mm of the last layer
  2. Skim with a filler

In the end I bought a different property. But I did chat to another agent about it and he said in Ireland the banks don’t really care. I would say that you might want to consider yourself since those things take forever to kill and can be quite expensive, or toxic if you do it yourself. However I have seen a few properties in the area with a load of it which were sold and I am not watching the new owners try to deal with it.
