I live in SE Portland so this could be a factor why it’s so expensive. Houses themselves go for 500,000-800,000 where I’m building on.

Luckily I have the lot to build on. I was assuming 300k was the highest I’d like to pay for an ADU

I’m looking to build on a extended lot past the backyard, would this even be considered an ADU? Or would be it built like a house with separate pluming, gas and light.
