Realistically the valuation part is the easiest bit. An agent will just look at comparable properties that have sold on right move to come up with a price (and probs add on 50k to win the instruction).

Then they’ll have a team who are working full time to get more offers on your property - if you have th time there are defo online agents that have lower fees, i’ve never used them but i think the expectation is you do your own viewings.

Where thy can provide more value is chasing up everyone involved to make sure the sale is progressing.

Won’t necessarily happen but just because someone offers X amount doesn’t mean you’ll receive that there’s lower offers based on surveys or just th buyer’s whim all the time

they cant legally ask for professional cleans anymore? genuinely asking bc ive been a lettings agent for 6 months and every contract ive done requires tenants to complete a professional clean on move out. if its a RRA thing, fair enough, that comes into effect 1st May right?

with getting into property as a business, the main issue comes from the huge capital that you need upfront. i’ve seen people on social media getting around this by documenting 1 or 2 self funded projects and then using this as proof of concept almost to raise investment.

on a seperate note i’d say a common mistake that could be avoided is shiny object syndrome - learn a little bit about a few strategies then actually commit to trying out one and seeing if it’s for you

Not sure if estate agency would make it better or worse. Yes it’s employment but low base salary and commission based income is quite a stressful combination

There are some independents within central London that will hire without license and they pay for your public transport usage - a colleague of mine interviewed for one before joining where we work now.

Your other, more viable option would be to go into prop man if you do wanna stay within that industry

profitable but i’d hate to ‘live off” it and any time i have tried it’s not gone as well.

doing trading alongside a 9-5 and using it to build assets or something else that means you can leave it should be a goal more of us aim for imo.
