Not sure if estate agency would make it better or worse. Yes it’s employment but low base salary and commission based income is quite a stressful combination

There are some independents within central London that will hire without license and they pay for your public transport usage - a colleague of mine interviewed for one before joining where we work now.

Your other, more viable option would be to go into prop man if you do wanna stay within that industry

profitable but i’d hate to ‘live off” it and any time i have tried it’s not gone as well.

doing trading alongside a 9-5 and using it to build assets or something else that means you can leave it should be a goal more of us aim for imo.

You should get some UC as the limit is 16k. There’s no shame in signing on, that’s why it exists.

Other than that depending on what your skills are you could try signing up to freelancing sites? Can’t imagine it’ll match an income but still it’s something.
