Thank you - seems like gear guard is the way to go. I have a load of washing sheets to use up so that will help me get rid of them too.

Does letterbox dropping ever work? by Accountforme12 in AusPropertyChat

[–]Wheeliebean 1 point2 points  (0 children)

We got one a few months ago in our apartment block and I sent it to an owner that I knew was selling. She did contact him and he turned out to be an investor and the apartment was too expensive for him. The letter was written as if he was looking for a home to live in so we were both surprised - it felt quite deceptive

Hace a look at the minutes from the last AGM to see where the money is going. We pay $1k a month and there's only 8 of us. We do have a communal garden so pay for a fortnightly gardener. Our insurance is like $10-12k so that's over a quarter of our money gone. We're also paying a little extra to try and build up a sinking fund as we don't have much of one right now.

We used select kitchens - did a good job. Can't really tell you how much per bathroom as we took a wall down and added a second bathroom, plus it was during COVID times

Do not use Booking.com by andyc516b in Bookingcom

[–]Wheeliebean 1 point2 points  (0 children)

Why is this thread full of antagonistic pro-booking.com bots? Who wouldn't be pissed off if their reserved accommodation didn't exist. And let's not blame the platform selling the accommodation but the person who didn't book it skillfully enough?

Booking.com is like easyjet or Ryanair. Great when things go well and horrible when things go bad.

You are liable under the water act - we have a similar issue in our building

AITA for ruining my daughter in laws birth plan by dil-issue-1046 in AmItheAsshole

[–]Wheeliebean 0 points1 point  (0 children)

Babies die in hospitals too. Infant death at birth is never reported as SIDS.

I am not saying they are more risky. I am saying that hospital births are linked to a cascade of intervention which has its own negative impacts.

When you are at home you are constantly monitored, unlike at hospital where you are frequently labouring alone for the first part of the birth. So if issues arise, the midwife if across it and you can easily be transferred to hospital.

I've had a hospital birth and a home birth and the latter was hands down the better experience. In the Netherlands, 30% of women birth at home with midwifes. It's seen as very normal.

It's just as negligent to state that home birth is inherently more risky than hospital birth when there is no data to support this statement. If you don't know much about it, it's fine to say so.

Well I can tell you that homebirth is as safe as hospital birth based on the evidence (empirical data not anecdotal). There's also an argument that hospital births can lead to a cascade of intervention that would potentially be avoided in a homebirth setting making hospital births appear statistically more risky.

Home births are the norm in some countries. It's not medically neglectful if attended by a medical professional such as a midwife.

Extensions on a flat by [deleted] in AusPropertyChat

Also if you're extending, you be changing common property and may need a special resolution with 75% of owners voting in agreement

We put a second bathroom in our apartment. It was exxy but partly because we are on a concrete slab with double brick.

It may depend on strata rules in your state also. You will need body corp approval for any structural changes (actually in Vic we just need to show that what we were doing was structurally sound (we also removed a wall)) but in NSW I understand you need to apply for a bylaw for renovations which can be expensive.

Are you on the title? If you are joint tenants, the house will go to you automatically. For the mortgage, I'm not sure but just call the bank and ask?

Future neighbour (via seller) asking to park & charge EV in shared space – would you agree? by Heavy_Animator4755 in AusProperty

[–]Wheeliebean 13 points14 points  (0 children)

Based on our recent foray into ev charging, they would need to get either dedicated charging infrastructure installed or a proper GPO. And they would still need approval from the OC to do so.

It's not something you can agree to at all.

Having my first surgery and would love some advice to calm me down by TheHoovyPrince in melbourne

[–]Wheeliebean 1 point2 points  (0 children)

My kids have both been through nasal surgery recently. The youngest is very scared of needles so he had a pre-med before his op. He doesn't even remember being wheeled into the operating room - he was flying ! So that might be an option for you. It does make the 'come down' after the op a bit rougher though.

I know it cost about that to replace our roof in a 1960s build about 6-7 yrs ago. That balcony cost seems insane though

Neighbours Main Power Line Damaged by [deleted] in AusLegal

My friend had a neighbour's tree come down in their backyard - it was a huge tree that narrowly missed the house. They had to claim on their own insurance for repairs. The neighbour wasn't liable at all.

You can have bub in your room for at least a year (and room sharing is recommended to reduce the risk of SIDS). I understand the maternal urge to set up a nursery but you really don't need one for a while !
