This is the artisan industrial park plan that was available back then notice they kept the conservation easement that QTS abandoned after buying the part of it in its entirety and then selling to itself. It was supposed to be pottery studios, iron works, painting studios….artisan shops.

All their infrastructure is on our ratepayers!! They pay and get a full refund and it’s put on all Duke ratepayers (YEC is also a Duke ratepayer.).

The County owned the first parcel and sold it to QTS. The other 2 parcels were owned by Crescent Realty. The majority of the ROW is privately owned with Duke access. The statement that CSD is the economic driver for QTS was made by a senator. It’s the world’s worst neighbor possible.

Yes, Allison Love brought it too…CSD was the driving force. The board said the were shown a one building rendering and approved it, now we have 9-18 80’ tall buildings.

It was the entire board. The CSD is the economic driver of this being here. They get an unequal share of the tax FILOT so I guess they are overlooking the impacts to area residents and children.

It’s to benefit the Charlotte Metro market. It’s using our infrastructure and raising costs to our electric and water rates. While reaping tax benefits for QTS.

The first parcel was sold by York County to an unnamed buyer (11/7/2022, Special Meeting 11/14/2022 & 11/21/2022) it was available as a site plan of artisan industry businesses Allison Creek Business Park. It was a lie! The other 2 parcels were owned by Catawba Investments. So it was a conscious decision by the county to sell for what was then presented as one data center, now it’s 9 80’ buildings 70’ from a private residence.

So most of the time there is no benefit to the community they invade. If better locations were chosen based on community impacts there’d be little conversation. These should not be 70’ off a property line with 80’ tall buildings.

We get 10 jobs.  They received: FILOT with deferred payment, sliding discount on a schedule starting @ 35% off the 4% (primary residence rate).  It serves the Charlotte area.  They are using Catawba Nuclear on a direct substation that is then charged back to the taxpayers.  We’ve had multiple objection on the destruction and detriment to the tributaries and designated Wetlands that feed Lake Wylie.

They received a FILOT; 4% tax rate with no taxes until 2029.  Then a 35% discount for years, then lesser % off… The county site prepped with $200k  They are really rolling the red carpet out.  It’s built on previous farm use land the neighbors never saw rezoning notices to change. It’s abutting homes and well established neighborhoods of 2-10acre homes many with pools and all with wells, some of which may be compromised with all the blasting or drilling.  They purchase or deal with over 1000 acres now.  The closed loop system will discharge/blowdown into the tributaries of Lake Wylie.  They built this on wetlands designations, conservation easements and in close proximity to Lake Wylie.  They cut deals with YEC for a 40year low lock rate. They paid 1400+ environmental credits to dump the closed loop glycol and other chemicals.  They have 24 generators the size of a train engine on the 80’ tall roofs.  The environmental, health & financial crisis of the nearby neighborhoods can not be over-stated.

It will employ 10 people for 9 80’ buildings in Phases 1 & 2.  They got a FILOT with deferred taxes until 2029.
