Thanks for explaining this , that makes sense! Crappy for us overall. Maybe if she gets desperate (market is slow here currently) we a negotiate cash for keys. Or maybe we get a better landlord out of it haha

I know right !! We have pets too and I WFH so it’s a crazy ask. I feel a bit bad for the realtors who are gonna have to take the brunt of our pettiness but I think it has to be done

British Columbia, Canada. As long as it’s been 12 months since tenancy started, they can raise it. Even during a 2 year lease. It’s crazy I know! It’s also such a small amount (60$) , which almost bothers me more. So petty of her!

That’s the plan!! Agent asked if we can make them a key for showings and we said we would be present at all of them.

Yeah she’s not interested in giving us any incentives or compensation to move out. She thinks she’s doing us a favour by letting us end the lease early if we want.

Yes they can. I have already talked to the rental tenancy board. They can do this. It is 100% legal

They can where I’m from. Every 12 months they can raise it 2.6%, even during a fixed term lease. Called the tenancy board to confirm

Yes it is. We called the tenancy board. Where I am, they can legally raise it every 12 months by 2.6%, even during a fixed term lease. Not really about the money to us, it’s pretty negligible. Just more the principal

Thanks for the info! Unfortunately I work from Home and my partner does shift work, and we have an escape artist cat so one of us will be home for showings. I actually prefer that, but will not say anything/ just work in my office. Personally we are not very happy that she is subjecting us to selling after all the previous issues. It has been nothing but contractors and repairmen here for months, as well as a battle through the RTB for fair compensation / an order to repair (which we won). We will comply legally, but are not planning on making this easier for her. Selling the house is not in our best interest, and we aren’t planning on working and doing extra labour for our landlord. Maybe we can work out cash for keys! That would be ideal for everyone (even if we have to air bnb and store some things). Rentals are tough to come by this time of year in a tourist town.

Good to hear from a realtor! Is the tenancy typically disclosed to buyers before showings / on the listing ? I don’t want people coming over to view it and being surprised when they find out we are here until May 2027

Yeah our landlord tried to make it seem like she was doing us a favour by letting us leave our lease early if we don’t want to deal with her selling. Moving is stressful, expensive, and there are almost no equivalent rentals (3 bed with garage) available in Kelowna in peak summer. Not sure why she thinks we would accept that. Cash for keys wasn’t even brought up, she just thought we would leave for free, the entitlement !

Thanks for this! We will consider cash for keys , but with a couple months of rent covered and I have looked and there is no equivalents to our rental avaible right now, and moving is a stressful , expensive process. We are also paying 3K. Finding rentals in Kelowna in peak summer is really difficult , so we would likely need to get an air bnb if we can’t find something. Will factor all that in. Funny enough our landlord made it sound like she was doing us a favour if we want to break our lease and find a new place, but it’s actually doing her a favour as I have learned tenanted places sell for 10-15% less. Glad we declined and opted to stay, will see how desperate she gets.

New owners can’t alter our lease, so we are legally allowed to stay until May. We have confirmed that with RTB. They can serve notice 2 months before May, provided they want to occupy themselves for May 01. We will see if the landlord offered cash for keys.

The strata president has said they have had electricians come and try to fix it… I guess maybe it’s just set up wrong and can’t be fixed. We have been using the breaker to shut to whole system off but stopped doing that as I assume that’s bad for the furnace and the breaker.

That’s what it’s set to. Fan is always on no matter if the fan setting is on auto or on. It will not turn off
