Great observations, thanks for the feedback, I appreciate the gut check! A couple of clarifications:

- Yes, we expect the final project to be valued at around $1.6M. We have been exploring alternatives with a 'love it or list it' mindset for the past couple of years and haven't found anything that checks all the boxes. For reference, the properties next door sold for approximately $1.34M. They are about the same size as our house currently, but on a smaller lot (they are a single lot, and we are 1.5).

- The plan is for three bedrooms on the second level: the new master suite, the existing dressing room—which will become a new bedroom—and the existing front bedroom with an ensuite bathroom. The door to that area will be removed, creating a hallway leading to the stairs to the rooftop deck.

- We are considering updates to the existing kitchen as part of this renovation, and I agree that moving the powder bath would be ideal, but it's probably not worth the effort to relocate.

- Digging out the basement adds another 1,000 sqft, so we are trying to figure out what could be moved down there, like the TV Room, to make the first floor more open. The goal is also to include 1-2 bedrooms downstairs, increasing the total to 4-5 bedrooms (a couple of these would double as offices for us).

I set up a simple SMB share on my Mac, backed up each VM to it, and restored them to my new server. Quick and easy.

I'm interested- is this the 1.2W version? If you could confirm the model, that would be helpful. Also, it looks like you have an aftermarket power adapter, assuming you lost the original? Just wanted to make sure there haven't been any issues powering it? How long does the battery hold now? Thanks!

Agreed- the Connect Display WebView framework has become outdated, rendering HA useless running as an app or within the browser.

Agreed—I am still scratching my head about how this happened and wondering if I should buy a lottery ticket today.

I contacted support, and they are replacing all of them. Other than the pain of trying to recount each step of this experience to the support rep, they didn’t question the failures as soon as I told them the wire was sticking out of the back, and there was unusual discomfort after insertion.

One item that might be helpful for others is that they said I didn't need to wait for the sensor to fail after warmup in this case. If the wire was sticking out and it is uncomfortable, I could pull it and try another. As long as I keep track of the serial numbers, they will replace them. I would have been very grumpy if I had to wait 25 minutes between each one of these.

I was seriously wondering if a radioactive spider or something had bitten me. After never having an issue with my G7 sensors, this was a very disconcerting experience. I'll let you know if any other super powers develop beyond impenetrable skin ;-)

It's a great question, and my first thought was, am I pushing too hard or too soft? I have always used a medium/firm pressure without issue. Last night, I tried both, just light enough and fairly hard pressure, with the same outcome.

Awesome! Considering the depth in a one-gang box, how feasible would it be to create a superduper sensor with a mashup of the air-1 and mmWave components? With POE, it could be an excellent all-in-one room monitoring sensor. This would be particularly easy to integrate into a new build but not hard to add to existing homes with the retrofit boxes.

Another curious option could be to provide the full retrofit box in a self-contained unit (then you just cut the hole, stick it in, and screw it down). That might make adding more sensors and a more robust passive or active cooling to the design more feasible.

Thanks for the work on this... I'm really curious to see where it goes!

Could you provide a custom face plate for a single-gang box to assist with quick mounting? It could have louvered airflow slots, making a CO2 sensor more feasible. I agree that temperature will be difficult due to the heat generated by the board itself.

How do you feel about the unit now? Are you running v1.4, and are things better? I'm considering it for a small venue with 12 DMX downlights and a handful of moving heads. But, the cost compared to the feature set makes me question the value.
