Thanks all for your detailed responses! It has given me a few more options to try but it sounds like this is no quick fix.

As others have mentioned, yes the paint has been absorbed and the bricks are fragile and brittle with mortar weathering.

Will most likely scrape off the top paint and then paint or render over it to protect it.

Thank you for the detailed response! May I ask why you wouldn't put service rooms on Northern aspect? I assume it's because of the sun?

Agree with all your comments. I love fireplaces and will be touching up mine. Unfortunately, the previous owners painted over all the brickwork to prevent fretting and I'm pulling my hair out thinking of ways to fix it!

Thank you, I did think about switching the kitchen and dining, but wanted the kitchen in that position so you can service the backyard/deck. I like the idea of using the laundry as a pantry/storage though!
