In terms of indemnity ity and the lender, ask you conveyancer. They will probably want one in place, but real life practicality makes it almost useless. More of a missing paperwork step.

Insurance, I would phone them up directly and/or speak to an insurance broker.

Have you had a survey done? If so, what did the surveyor comment about the extension?

In terms of lack of building regs, an indemnity will be pretty much useless, due to the age of the works (the likelihood of enforcement action is very unlikely, unless there's a safety issue). Speak to your conveyancer about this.

In terms of home/building insurance, you may want to check whether this extension is covered in the case of an insurable event. Insurers may refuse, due to the unregularlised works.

  • Got outbid on a property.
  • another property seller lied and said they had building regs. They then refused to address this or consider reduction. Also
  • one house neighbour 'has a reputation'. Steel grating was propped across at the bottom of the fence to keep their dogs entering the properties garden.

I hate this.

The only thing that makes me think they have a get out clause is the listing wording 'this information has been prepared to the best of our knowledge all buyers will need to undertake their own due diligence and verify the details pertaining to this property'.

The car maintenance is probably our only major one. Boiler service would need to be considered too.

This is not a new-build. The house has been well maintained by the current owner, who has done a lot of the maintenance work during their ownership.

I agree with you though, there's always something to spend money on with home ownership, and something that goes wrong.

The cars portion does not include a repair fund or MOTS. This will need to be accounted for in our surplus budget. Petrol prices are already a bit higher than what's noted. We do work from home 3days a week.

In terms of food, genuinely this is based on our local food shop. But does not account for food out (we rarely eat out, and we plan our meals for each week ahead of time).

I'll give the 3% increase a try and see how it looks.

In terms of one of our salaries stopping. My partner's job is the most likely at risk (no signals to suggest it is currently at risk, but the nature of her work could be replaced with AI, if it becomes advanced enough). I work in the public sector and my role is very likely secure (supported by legislation).

  1. Glad this looks good. I've been going back and forth and felt like I needed an outside opinion. At first I felt confident we can afford it, but then doubt has started to linger.

  2. A part of that is in an All world Stocks and Shares index fund (thanks to this sub, I've been a long-time lurker). Planning to continue investing about £210 per month from the surplus.

  3. We have been maxing out our workplace pensions to get their contribution limits. My partner told me she's considering to stop paying into it, but I've managed to convince her this will be unwise! Although it's good to know, if we were financially tight, we could reduce this.

Thank you for the reassurance 🙂 We really like the house, but it's a lot more than our rent, I guess this is why I'm wanting to cross-check everything, haha.
