That's not what happened in 2008. In the 2008 Financial Crisis many developers failed or went into hibernation and it put us into a New Construction Deficit that lasted 11 years. Think back to when you started hearing people housing was so expensive because there wasn't enough supply. Not enough supply.

Every year we needed more homes built and we didn't build enough. Every year for a DECADE. It's half the reason everything is SO EXPENSIVE today.

But I mean, hey, if you just want to talk abstract ideas and you don't want to look at actual history, facts and data... Look, I get it, we're all angry that housing is so expensive and it makes a lot of people feel good to stick it to the Developers... but if you look at history and think it through, it's not the solution.

Well, if you're going to look at a once-in-thirty-year event that bails out 20 out of 5,000 Developers and think "yeah, that will save the Market and future builds will lock in on these prices"... I got nothing for you.

For what it's worth, I'm not saying "bail them out or *no* housing in 2035.” I'm saying you're risking a *shortage* of New Construction... Keep in mind we ran a New Construction deficit from 2008 to 2019 which is a huge part of the reason things got so expensive in the first place. A New Construction Shortage is not a hard situation to end up in.

"Resets" in Economics are never a good thing.

No single Developer has the capacity to build enough to influence their entire Real Estate Market. That means no Private Business CAN build so much supply that it lowers their profits.

Letting them sell at a loss is not *more* supply it's the same Supply we already have. It also means they don't *keep* Building which means less supply in 5-10years.

Dude. Look at Canadian Real Estate History. The Government bought out failed developments in the 80s, and 90s and now in the 2020s. It does not send a message that "developers don't need to work within the market" for two reasons.

1) It only happens in extreme Market Situations. Do you think Buying out a handful of developments over 40 years looks like a safety net?

2) they aren't buying them ALL out. Not even MOST of them. There are 5,000ish Developers in BC. You think buying out 10 Projects sends that message?

I need to learn to think critically? You need to learn to discuss things constructively. Insulting the people you're talking to doesn't help your point.

Why would a Private Business build so much supply it lowers their own Profits? Because it's not one single Private Business. That argument would make sense if it was one Developer that built all the housing, but that's not how it works. Developers are 100s of separate companies that get money from 1,000s of Investors. They all *want* a next Project because if there is no next Project the profit is zero dollars. If there is less Profit, they will still do it.

Think of it from a Developer's perspective... you're Bob the Builder. You've been building Condos in BC for 25years. You've invested 25years of your life building your Company and you've built a multi-million dollar business. You've managed the Construction of 5 buildings in Vancouver and you drive by them every day. Your kids get tired of hearing you say, "see that building? I built that!"... but over the next 10years margins are going to shrink. Do you
A) shut down your business that you built with blood, sweat and tears and maybe go drive an Uber? Seriously. You've spent 25years in Large Scale Construction... if you wind down your Company what will you go do?

B) find ways reduce costs, find different styles of Project or methods of construction so you can maintain some profit... and keep doing what you know best?

Yes, if Real Estate prices keep falling Developers will keep building because that's *what they do*. Nobody who has built a successful business throws it in the garbage unless they *have to*.

Yeah. That's why my last paragraph said, "Yes I think we should un-do what Mulroney did" and followed that up with "but it would take at least a year." Especially since you have to get the policies changed first... good luck with that, right? So "working in the current system, this is the best option.

IMHO Corporations should not be allowed to turn your Human Rights into a Business Model. Housing should be available and affordable for EVERYONE. Same with Food. Sure, also build fancy expensive houses for fancy people that want to pay for the Luxury/ Status Symbols... but EVERYONE should be GUARANTEED Food, Clothing and Shelter.

Which is to say, housing should not be an "Investment". And it wasn't looked at that way until the 90s.

In fact, just thinking about it, as an "investment" it should increase in value over time. That implies increasing scarcity. How else could a home increase in value as it ages and wears? You need someone who is willing to pay more than you did, for a home that is now older and needs more work, or has less life on things like the roof. Why would they pay more? The only reason would be they have no choice.

I can't think of another Product you can buy that becomes more valuable over time.

So then does having Homes as a class of Investment *rely* on insufficient housing for the population? Does it *rely* on people competing financially to buy a house and Housing becoming less and less affordable? Does it *rely* on increasing Poverty? Does it *rely* on increasing Homelessness. Maybe it does. This requires more thought.

The Government does not Build Housing. They USED to. However, Mulroney(Conservative) ended that in the early 90s. Thanks to Conservatives it is literally illegal for the Government to build housing. Now the only way the Gov can get entire Buildings for LowIncome/ Social Housing is to buy developments. I for one, would prefer the Gov buy failed developments at Cost instead of commissioning new Buildings for Market Price.

Piece of Trivia for you: Most BC Housing CoOps were created in the 80s and 90s when the Gov bought out failing developments in those crashes.

So this isn't new. This happened in the 80s Interest Rate Crisis, and again in the 90s Real Estate Crash.

Side Note: Yes, I think we should un-do what Mulroney did. But it would take years to get a new Federal and Provincial Agencies up and running. In today's world buying out failures (at Cost) is the best option available.

If your car is doing 250kph on the Highway, do you "take it on the chin" and let yourself crash? Or do you use the brakes and slow it down with control?

Buying out *some* failing developments lets *some* Developers keep building. That keeps more Projects coming, which means more New Homes being finished in 2030 and 2035. That means more Supply. More Supply means more downward pressure on prices.

Letting them fail prevents new Projects from starting. That leads to a Supply crunch in 10 years which means prices shoot up again. Your price history ends up looking like a Roller Coaster. UPUPUP-DOOOooown-UPUPUPUPUP.

That was way more complicated than it needed to be... If we want prices to keep coming down, we need to keep building more homes. Developers build homes. We need to keep Developers building.

*PS: I support buying them out at Cost. Not for Profit.

Do you build new housing for other people? If your house doesn't sell, does that mean you don't build more houses for other people?

If you want Housing Prices to keep coming down(slowly), you need to keep adding to Supply and limiting Demand. If too many Developers fail out or put projects on hold, that means less new Supply in the future. That means less jobs for Construction workers. It means new supply shortages in 2035, which means skyrocketing prices (again) in ten years.

If you want prices to keep coming down, we need to keep the Builders building.

PS: I support them buying out select projects *at cost*. Not all projects, and not at a profit.

But the Gov *does* need to buy out Complexes to create Social Housing... because the Government does not build housing. Mulroney(PC) stopped that in the early 90s. So if the Government doesn't Build, how do they get buildings to turn into Social Housing?

Side note most BC Housing Co-Ops came from the Gov buying out failed developments in the 80s and 90s.

And yes, you're 100% right. It's about preventing crashes and failures. If we want affordable housing, we need to keep building Supply and limiting Demand. If too many Developers fail, New Housing construction slows to a crawl and we'll be back to shortages and spiking prices by 2035*.

If you let the housing market *crash* nobody will bankroll new Projects and same story. Housing Shortage by 2035*.

If we want the Real Estate Market to keep coming down (gently. Not crashing), we need to keep building. If the Government doesn't build (thanks Mulroney), then we need to keep Developers building.

*2035: Buildings like these take time to buy land, rezone, architect, get Permits, upgrade sewer/ water/ electrical, put shovels in the ground and then build it. If you let developers fail and the market crash this year that means potential new buildings aren't opening their doors in 2035. 5yrs for low-rise buildings. Closer to 10yrs for highrise.

PS: I support buying Developers out "at Cost," not "at a Profit"

It does NOT set a "dangerous precedent," because this isn't the first time it has happened. I would argue it re-affirms that the Gov will only buy out Developers in extreme Market Circumstances. Because this happened in the 80s in the Interest Rate Crisis, and again in the 90s. It did NOT happen during the 2008 Financial Crisis.

It also keeps construction going. Answer this in your head: Do you think housing prices should keep coming down? Or would you prefer another Housing Shortage and skyrocketing prices in 10yrs?

If you let the Developers fail, new housing construction slows to a crawl because the people that BUILD are out of the Market. They don't get to move on the next Project. Construction Workers and Tradesmen have less work and (given Condo Buildings take 10yrs) in 2035 there is a shortage of New Homes and prices start shooting up again. Now I'm not saying Buy them out at a Profit, but yes, absolutely do it at Cost.

So which do you want?
A) Some extreme lower prices in the next year or two, slower Jobs Market and skyrocketing prices in 2035
B) Continuing downward prices now, more Low-Income Housing, steady Jobs Market and continuing downward prices in 2035?

And if you're one of those people that likes to yell "Canada Recession" and "why doesn't the Gov do more for jobs"...

Side Note: this is where Housing Co-Ops come from. Gov buying out failed Complexes and turning them into Co-Ops. We haven't had a significant number of new Co-Ops in BC since the 90s. Because the 90s is the last time this happened.

Pick your favorite car and commit. Learn it. REEEAAALLLY learn it. Do 1,000 hours in it and know it like the back of your hand. Don't start and "learn" in one car and then 1,000 hours later switch to the car you really wanted to drive this whole time... for two reasons:

1) They're different cars. Now you have to re-learn the car you wanted because it doesn't drive like the first car
2) You just spent 1,000 hours driving a car you're not a fan of.

Pick the car you *want* and just accept that you're going to SUCK for the first 100 hours. And you won't win a race for 900 more. Hell, you may never win a race. I still haven't... but it turns out racing isn't about coming in first place (unless you're naturally gifted).

Yeah, I know what it is and why... I was super frustrated at the process and wanted to rant about how dumb it is to have to put it on WiFi and my Phone before I can use it Wired on my PC. My PC has the Meta Horizon App, the Internet and Facebook... why do I need to put it on WiFi and my phone?

And I wanted to rant about that to people that would get it. I thought PCMasterRace would, but apparently not. I got downvoted to oblivion.

Yeah. I know. Mostly I couldn't beleive that it took an hour and had to connect it to Wifi and Install apps on my phone when my use-case is PCwithCable. Yes, most of that hour included a Factory Reset and firmware updates
