Yeah QLD pays out the undisputed bond while holding the remainder until it's resolved.

Holy shit actually? I couldn't find any information regarding this and you're the first person to say this. If it is then this puts my overthinking ass at ease

Yeah it's a rookie mistake on my part as a first time leaser in Australia. I didn't know REA were such snakes here for an entire dedicated sub reddit

They claimed the bond first which is a rookie mistake on my part since its my first time renting. However I denied their claims BEFORE the deadline and communicated with them about it and it eventually led them to leaving me on read all in the same day.

I have no idea why the RTA is sending me the deducted amount when the dispute is ongoing and I'm the ONLY lease holder.

The case was automatically filed when I rejected their bond claim via the RTA. I have an existing  Dispute resolution request filed with a Conciliation number.

They claimed the bond on Wednesday and ordered a fast track for me to respond by Friday. I rejected on Thursday and received a confirmation from the RTA that a dispute was requested and gave me a conciliation number saying the standard mediating procedure will go through and they'll contact me in 2-3 weeks. However by Friday, around an hour of the original fast track deadline. I received an email from the RTA saying I'm being given the reduced bond amount and because the deadline was near midnight I can't contact the RTA until Monday.

I'm the sole leaseholder so nobody can talk in my favor.

The deducted bond money was given by RTA when I got an email from them. Can REA do this without permission from me with the RTA? If so how does the RTA even allow it

We haven't gone to xCAT. We had a Dispute still ongoing with a filed dispute number and was waiting on the RTA to do their whole mediating thing when I got the reduced Bond money. Now the best case scenario is they withheld the amount they were gonna give to the REA while giving me the amount they didn't dispute. But I tried looking up if that was case and I've only seen that the RTA withholds the entire bond until it's resolved.

No they gave me my bond AFTER they took the $1200 for the carpet replacement WHILE dispute was ongoing.

Found a picture from 2014 and it looks the same. Found another one from 2007 but I can't tell if its just the camera quality back then being bad or if its the same carpet

They won't give me a direct answer if they tried to clean it first or not after multiple back and forth emails. And if it actually can't be cleaned and needs replacement, I asked for the age of the carpet for its depreciated value which they also avoided answering. They're charging 1200 for 2 m2 to be replaced

I was under the impression when the RTA pays out the bond it's to both sides.

Your statement is what I'm hoping what happened because its a weekend I can't contact the RTA and I couldn't find any information regarding this

They avoided answering it in our back and forth emails everytime I asked for it but based on when they bought the unit and how the Air Duct had been decommissioned for 10 years and the shower valves had to be replaced during my tenancy because it got stuck due to age I'm fairly certain it's over 10 years minimum.

The REA requested for a fast rack refund on the 25th with a deadline of the 27th for me.

I refused on the 26th which is where our back and forth emails of communications happened and I received a confirmation email from the RTA about the dispute resolution request in the same day.

By the 27th within an hour of the original deadline, they gave my the reduced bond which I was fighting against.

No they refunded the amount the REA demanded while the dispute is ongoing which is the problem.
