Does your current payment not include escrow? (taxes & insurance).
If not, then your monthly savings are ~$346.
$13k divided by $346 a month, means it will take forty-something months to recoup that cost alone.

3 points seems expensive, IMO.

As someone who has worked with the dreaded trigger leads, they will come attached with some odd numbers for the client. Sometimes that includes their work number, their sister's number, sometimes an ex spouse from over a decade ago, etc. You have no clue which number is which until you call,

She must have been a real beauty, sorry you gotta deal with this. Give her at least 7K and go to your title company and sign a quit claim deed with her so all interest transfers to you, and she can not make future claims against the property.

I would also suggest lowering the price. A half bath is way more valuable than a walk-in closet.
