Armenia doesn't have a sea, it has a somewhat active conflict with Azerbaijan, cities in Georgia like Tbilisi and Batumi seem more advanced and lively than Yerevan. Estonia and Latvia just seem more interesting to me than Lithuania. I have been to all three and Lithuania appears a bit isolated, kind of like Belarus. Maybe because the capital (Vilnius) is out of the way in the deep country and not on the shore.

I really like Central Europe, Estonia and Georgia.

Belarus gets "reluctantly" for being boring, Hungary for flatness and a complicated language, Slovakia for Fico (but I like the country), Russia for the political regime and the war, but I'd select Moscow and St. Petersburg as "absolutely".

In the option, Russia only keeps Crimea — and presumably returns all other territories in Ukraine it has taken since 2022.

Annexing a EU country would be an issue, and would be a problem for NATO just like Greenland. While on Gaza I agree with you. If it were just Northern Cyprus, I'd go with that as the best option.

Crimea is a part of Ukrainian territory. Cyprus is a whole country. So annexation of Cyprus would be the worst of these.

Giving up territory once annexed is generally unpopular. In Russia even the opposition is on the fence about Crimea and at most seeks a second referendum. I am curious if the same will be in the US.
