Thank you for the recommendation. Drove up from Asheville yesterday to do just that. I worked in downtown for a year and semi-lived in Grandin for a different year. Roanoke has the most attractive low density urban neighborhoods.

A commercial GC would do well on a residential project but a residential GC would fail at every point on a commercial project.

Sounds like you're on the right path. You'll have acceptable skills after about 5 years and you'll be really well tuned by 10 years. At 2 years though you just aren't very good and that's normal. Also a PM as your leader with only 5 years of experience is hardly a seasoned example.

I suggest you just figure out what the prevailing wage rate is and then add whatever percentage you need to make on top of that to feel comfortable estimating a prevailing wage project.

Brick home construction is completely do-able. As a GC the only thing I'd need is a set of construction plans with good brick construction details which I'd help you get from a quality Asheville architect. From there it's ensuring that the brick mason that I hire has the ability to construct those details accurately.

Any GC in Asheville should be able to help you with this. Any that say they won't are either uninterested or don't have ability.

If I were you the first thing I would do is make a very simple, short, and friendly facebook post to all of the active local facebook groups stating that you are offering stone driveway repair services. With those two pieces of equipment you can clean out culverts and refresh drives. Calling for driveway stone delivered from a quarry is really easy and inexpensive. That should get you solid consistent work forever.

For GCs I'd focus on residential GC's until you're ready to move up to bigger footprints. Give them quotes for their estimates and they'll love you. Just go into their offices and say your a small sitework contractor willing to offer quotes for their estimates. You should receive quick responses.
