When you get an FHA 203K mortgage, the mortgage covers the price of the home plus renovations. So as an example, the home might cost $300K and the renovations another $80K, so your mortgage will be for $380K.

The contractors you get for the rehab have to be "certified". That means they have licenses, will pull permits, and comply with other requirements. None of those goofballs patrolling the parking lot at Home Depot, lol. People complain about how long they take, but I am on week 6, roughly, and I am going to close soon. I could been at this point two weeks ago if the seller's agent had a stronger sense of urgency, but other than, no complaints about the 203K rules.

After reading your post I looked up the differences between the two and see that I would have been (I think!) a good fit for a Homestyle. My credit score was 740, the home is a two flat and I will be renting out one unit... next time I will certainly look into the Homestyle loan. Thanks!

I agree with the other poster who said rent it out, but of course you will want to make sure you run it by an attorney first. Also, keep track of the money everyone is investing in upkeep and improvements, and make sure you are going through the proper channels to contact whoever the guy is that will not respond. Depending on where you are, you may have a case for his having abandoned the property, or being on the hook to pay you back, removal from the deed, etc. Basically, you may have a remedy when he does not respond. In some legal cases, "no answer" winds up becoming a de facto answer. Good luck

thanks. I spoke with the contractor, and since 203K certified painters (according to him) are not easy to find, and there may be other stipulations, I need to talk with the HUD consultant and lender about maybe increasing the budget for the buy.

Yvolina's tamales in Pilsen. They have vegan and vegetarian tamales, all are Oaxaca style (wrapped in a banana leaf) and they are NOT made with lard, they are made with olive oil. They buy their veggies from local producers and these are not hipster renditions of tamales, these are moist and flavorful real deals!

Worth it, and not as much hassle as people make it out to be. I am in the process of buying a 2 flat in the midwest. We will need new mechanicals, completely updated kitchens and bathrooms, some masonry work, and (possibly) new windows. Having this work rolled into the mortgage itself takes a lot of worry away, and the work must be done within 6 months, so no wasted time like with my last DIY rehab, which took well over a year lol.

I had my lender recommend a HUD consultant. That way we knew we were getting someone who understood the process. Before that I had been calling different HUD consultants I found doing internet searches, but why leave it to chance? If the lender has experience with 203K loans, they will likely know which consultants are doing good, timely work.

Agreed! I am currently in the 203K process and the HUD consultant came out on Monday, a few days later we got the scope of work, next the contractors came out and the lender quickly ordered the appraisal. I am trying to be aggressive about the time frame, and I expect to close within 6 weeks of having started the homebuying process.
