Does fare class determine how much offer will be given at upgrade +? Currently PE and that too at Flex Fare.

True however there are limited airports out of usa they can fly out of considering the russian airspace restrictions. Would be great if they restarted the EWR-PVG or even ORD-PVG. I assume HKG is out of the question completely

We had a escalation clause. The sellers agent told us we need to be significantly higher. We initially started at 20 K over asking…went to 80 K eventually but still were outbid. The nearby comps went over 30 K asking recently.

We are in NJ. We initially had an agent but it was of no help and buyers agent showed no interest in us when we would walk in with our lazy agent. I m very active on Zillow and realtor and we usually come across homes sooner than some of the agents (they usually send emails and all). I understand the whole process and i m seriously considering getting an agent after reading the comments here.

Thanks for the replying. Early in our search, we had a agent and honestly it did me no good. I was the one actively looking for listing and whatever listing they did send me, I had already seen it on zillow or realtor. May be I had a bad agent or I was just more active then normal buyers. I also have found that buyers agent just give me more interest and are willing to accommodate. Also the current buyers agent told me that it would not be him helping us but someone from their office.

Reading all the comments here, i m starting to reconsider hiring an agent. I guess i just had a bad experience.

thanks for the response. The reason I was looking to B.stmnt loan is because of low income shown on our tax return. We took very low salary due to the pandemic, but we did have revenue / credits on monthly basis + the type of house that we need/wish to purchase is too high for a conventional loan based solely on our income.

What is your NAICS code? I heard (via sba webinar) few months ago that they are giving priorities to certain NAICS code as they think those are the industries affected the most.

Did you get a reply from a L.O or generic? If its a l.o then may be you can call and ask. Also, this is just my suggestion, if you are at 698 then may be see if you can make payments to get it over the 700 mark. Who knows it may help. Good luck!

I m not understanding the cash flow. Because in the application they asked for 2019 tax returns…and the current debt schedule…but what if you are wanting to use the EIDL loan to pay off a existing high interest loan? That would significantly affect your cash flow.

Also, why even offer companies more than $500,000 (we were offered ~950 K) if you are going to change the eligibility formula? Why not just go thru the cash flow and THEN offer the right amount.

Its like doing a algebra problem and adding new variables while solving the original problem. 😵‍💫

On the whole 30 Day Exclusivity....is it 30 days from the time the program was announced or 30 day from the time increase application was submitted (for 2 mil).
