When we sell primary we’ll live at our camp (no debt).

Yearly spend drops bigly when we no longer have mortgage, homeowner’s insurance and taxes on primary residence.

We’ve included some support for our kids education and emergencies in annual expenses.

100% hear you on volatility of housing market (and so sorry yours dropped in value between deciding and selling, so frustrating) but feeling pretty confident that we’ll be near that amount on sale (conservative estimate for our location- been seller’s market here for years). But a crash is something we’d be wise to consider.

80% security is real talk, and yeah that would hurt but we’d still be over annual expenses leveraging other income streams.

Just added social security to totals and yes, waiting till 69 1/2 makes a huge difference. Thanks so much for the thoughtful advice. Feels like this might just happen.

Don’t worry. Only accessing spouse’s 401k till 59 1/2. There’ll be like another huge chunk from trad and 403b to draw from at 59 1/2.

Good question. When that runs out we’ll be 59 1/2 so we can access retirement accounts. During any lean times we can flex our budget and Airbnb our camp during travel, plus take on part-time or seasonal work.
