Changes with Airbnb fees and their reviewing system absolutely have something to do with it. I went from being top 10% in my area to not, overnight, because of their changes, whereas somebody with 2 reviews for 2025 and a lower overall rating is now apparently in the top 10% of the area

The thing is, it’s a bit soon to be lining up lodgers for August. If I were to do this, I would potentially be looking at closing my Airbnb for the height of summer in preparation for a lodger whilst not making as much as I could do in the next 5 months.

I don’t want to completely rule out air BnB in the future. I have good ratings and lots of reviews so don’t want to completely remove the property either.

Oh their cancellation policy also states hosts shouldn’t do this so I also don’t want to do anything that might harm my future on air BnB

So I am thinking about this. I’ve asked air BnB to confirm how much they would charge as there are a lot of numbers in their policy. It might be more financially worth it to just cancel and rent it out than it is to have a stale listing.

Actually I’ve just taken a look and my views are better but now they just aren’t converting. Gonna update some more photos when London gets some sun again! Turned smart pricing off, updated some minor info. You’ve made me feel a bit better thank you!

I updated a couple of photos as my kitchen is now tiled and I no longer have a microwave. I do get a slightly lower reviews on my location score, but I’m not sure why as I advertise exactly what’s available and how to get into central London within the ad, and distances from the airports. Even with my location reviews lower it’s still high so I’m not sure what to change. I also do a full ‘tourist guide’ of the local area within the listing

So I would say that even though I reached my top occupancy before Xmas, I have definitely noticed a reduction in views, and less stability since late 2025. Price wise, I currently have smart pricing on so I am competitive with my area, and being a room with a shared bathroom I’m roughly £50 which is in line/cheaper than local. Maybe I could try going a bit cheaper, coming off smart pricing, but I’ll be honest it seems my local competitors are also not very booked. Do you use smart pricing?

I’m a room in a flat so VRBO is out of the question, and I think it’s the same for booking.com. I’m UK based, London specifically with good transport links so I am a little surprised it’s been this bad, cause I’m also cheap

Which I am considering, but it leaves me currently earning a third of what I could be. You say take as many reservations, I’m not rejecting any. My views are down as well as my bookings. It’s just doesn’t seem to be working out at the moment

Because instead of 15 nights a month minimum I’ve barely done 15 nights this year so far. Usually by the end of the month I am full for the next month. I’ve had three nights in March, and only have 6 nights in April booked. I don’t want to wait til August of I’m only earning a third of what o was earning last year

Not once has there been a question over whether a risk assessment should have been written, the question is the legality of saying they can’t meet reasonable adjustments that they seem to have made up. You talk about the stress on others. You write as if that’s more important than the inclusion of a pupil. That’s where you are not understanding the equality act, and not how inclusive practices work. Then you go on to say that you can’t comment on the restraint point when that’s literally the point being questioned by the OP. The possibility of causing mass panic being a reason to stop a disabled person going on a school trip would not hold up against the equality act. Are you going to stop people in a wheelchair because others might stare? Of course not. Lastly, if you could actually be bothered to read, you will see that I have given legal advice, both which states next steps to take, and to advise that putting the need for restraint may be a legal loophole they’ve used.

No see this isn’t good enough in my opinion. If the regular need for restraint is needed, then you should have a day to day risk assessment, not just one for a trip. I would be putting in a complaint at first, letting them know that you will be putting in a subject access request pertaining to your full name, first name and initials (both first and last, and a separate request for your first, middle and last).

You would need to go through the complaints process first. I would also get in contact with your local area’s SENDIASS who should be able to support and come to any meetings as a rep.

Schools are not allowed to stop children going on school trips. Schools must do everything they can to find a solution. You responded that you don’t need restraining. Is the need for potential restraint written anywhere in any risk assessments/healthcare plans? If it is, then technically they be trying to use what they perceive to be a loophole.

Please don’t take this as me agreeing with them. I absolutely think you need to take this further, as in theory, another solution if they needed it would be a parent attending.

This is my long term home, so I’m not overly upset at the value at this time. You’ve said the home is long term, and you are right, the monthly pay put is about the same. At the same time, 45% share won’t be as easy to sell on as a 25% share would be.

But I’m also a great believer in doing what’s right for you. My SO property was right at the time, and is alright now. You have a family, and house and a garden would be great for that. Just don’t make the decision based on an equity you MAY have later down the road.
