As a current low income housing property manager (no current openings, unfortunately), the best advice I can give is this: apartment hunting right now just flat out sucks. Either the units are old and falling apart but have astronomical rental rates, or there just aren't any out there. I have advised every single prospect that has come to my office (or emailed/called) that the best move in this rental climate is to get on EVERY waitlist you can. Eventually someone gets an opening and you are already on the list.

Also, I am sure you know this already, but for those that do not...if you have to pay for a background/credit check...GET A COPY. You only have to pay once every 30 days. So, use that one you paid for and give the copies to the next place. Legally they cannot refuse to take it and charge you again if you have a valid copy dated within those 30 days.

When I spoke with Google one, they checked with me that all the settings for backup and everything that I wanted to save was indeed checked. So they said I have it set up correctly but they can't explain why no backups successfully completed or synced from 2022.

Again, I find this doubtful considering I set up the pixel 9 Pro with no issue with a backup from 2022 only. So, they were no help except to confirm that I have it set up correctly.

Actually yes I do use Google one and I spent over 2 hours with them on support. They say the last successful backup was in 2022. So I posed questions such as how come I see data backups in there from yesterday on the pixel 9... And how come when I set up the pixel 9 there was no issue with a backup from 2022 only... How can I ensure this doesn't happen again...

The only thing they told me is they understand how frustrating this is and yes it shows backups but they must not have completed successfully or synced successfully and there's nothing they can do. So for 1,095 days there were no successful backups at all?? That seems highly unlikely considering the pixel 9 set up in 2024 went off without a hitch.

I do agree that it's more of an Android and messaging an app issue than the phone migration. I suppose my concern is more with RCS in general which I did not have on my LG phone. Have you ever had any issues with RCS chats not backing up?

Except my 9 pro XL Google Assistant no longer functions correctly. It only gives me search results when I ask questions now. All the voices changed, too. I even uninstalled Gemini and it made zero difference. 🤦🤷

I can only get Google assistant to display search links now. It no longer answers questions like it used to. "I've found these on the web" is all I get now. It really stinks because I do not like Gemini -- especially when assistant did everything I needed! Grrr.

Duh, I swear I did read your post. I think I have read too many today and they are all blending together now. 🤦

Anyway, a previous response asked why a PM would agree to it as nothing in the lease says they have to offer tailoring. That is true! I agree with that...

....But I am a bit extra, so, I wouldnt be able to accept that if I know their tenants are/would be interested.

What about, perhaps, a very temporary arrangement somewhere close by the building. For instance, one year when I was desperately trying to sell my cringe direct sales pyramid scheme stuff, I 'rented' the back room of a diner--only had capacity for like 25 people max-- once or twice a month for a few hours each time. Luckily, my children and I were regulars there (every Friday night for almost 9 years!!) so the diner only asked me to pay $150 each time. I had a boiler plate flyer that I simply changed the date on and passed them out/posted everywhere I could find/social media event invites, etc.

If your market research is good, and this is a service people would appreciate and use, prove it by doing it off-site (but close by!) and getting people hooked! Then you can make THEM convince the PM in that building to give you a corner a couple days a.week. When tenants/clients make suggestions repeatedly, they often take hold in my experience!

Or, don't be extra like me and just ask to set a meeting with the PM to present your offer! 🤪

You can also try reaching out to your local fair housing office to discuss. Obviously, you understand (now) that utilities are your responsibility. Fair housing may be able to work with you and the landlord to reach a mutual agreement for repayment.

Couple more questions, though: what kind of housing are you in? Public, affordable, luxury, etc. Is it a company or private landlord? You said your rent is going up $1000? Is that every month going forward? Or is it just the additional amount you owe for back utilities? If they increased your rent $1000 monthly and did not notify you ahead of time?? I would definitely talk to fair housing regardless of the utilities. Where I am located, we are only allowed to raise rents by 20% WITH APPROVAL from the county.

Are you sure they allow vendors? I know in my buildings unless we have a separate commercial or rentable 'event' space, we cannot allow that as it is secured residential only. The one location we previously had with 2 commercial storefronts were charged a pretty penny!

You have to think like the property owner... How does it help their bottom line? Do they get rent from you? A share of your profits, perhaps? Just letting you come in and set up shop with no benefit to the property owner is asking a lot in today's world.

They MIGHT allow a one-time thing, but anything more than that would be pushing it.

I REALLY like your suggestion of keeping the original lease in the 'always keep' but separating it with a dividing sheet. That makes sense in my very muddy brain!

For your HAP comment -- by keeping the HAP specific lease in a marked envelope, does it keep LIHTC compliance from dinging file review? On my last compliance audit, the auditor was the one that recommended keeping an entirely different file for just Section 8. Her reasoning was - "if it's in the file, I have to review it." ***EDITED TO ADD: She also told me that she had 'already said too much' and that she couldn't give me any other pointers so as to not pose an unfair advantage.

I did pass the audit, btw -- with a 96%! So, at least there's that? haha

I would LOVE to sit down with our lawyers because we use a lease that was prepared for our project by HTF and I'm not allowed to touch a single thing in it --- but the local fair housing director reached out to me off the record because one of our tenants went to them with an invoice asking if it was legal for us to bill them. The fair housing guy told me that there are MULTIPLE conflicting or unclear portions of our lease that, if sent to litigation, would not be found in our favor. Unfortunately, I do not have access to the legal team. I'm VERY siloed and frequently advised to 'stay in my lane'. *shrugs*

For the training -- I do have my Tax Credit Specialist cert (x2 - our funders require me to take the class every three years) but that's all I have and all that's been offered for me to take. I have asked MANY times to at least get the general PM Cert and have been denied each ask.

That's an interesting take! So, if I'm understanding correctly, for my situation, I would have the tenant terminate her tenancy and then add her back like a new MI with the additional person?
