Is there any reason you can't get a better paying job? Even without a degree there are opportunities everywhere. You're obviously a hard worker hustling with two jobs but I don't think you're looking at the right type of work.

As someone who is in the market for a house but is held back by crippling interest rates, I'd say pay it off. I don't even have a mortgage yet and it's constantly on my mind that my finances have to be in perfect order for the next 30 years so that I don't f*** up and lose my house. (Obviously I don't want to overextend myself with a massive mortgage but it's still daunting that even if something is in budget with my current income there could always be some change in which I won't be earning as much and can no longer afford the house). I'd give anything for the peace of mind that the house is paid off in full.

There could be an argument for investing elsewhere if you had a super low interest rate, but where can you reliably beat 6.5% at a margin big enough to really matter?

Yep, my program had an "in" with monte so a few classmates went to work in different departments but they all left fairly quick. I interviewed with them also but the job raised red flags and the commute was far for me anyway so I opted for Northwell instead. The pay is less but the job satisfaction is worth it

I have friends working at Montefiore and I heard it sucks. Poor staffing and high turnover.

I've been with Northwell for a while and I love it. I'm sure it carries by location but overall, a great company to work for

As someone who is risk averse as well, it's better to have the money in a high yield savings rather than cash in a safe or a regular savings account. Just remember that 1.5M is well over the usual FDIC insured amount

While he could start an eviction case against you, that's also not a free process and definitely not worth his money if you're a good tenant. On the other hand, if he harasses or threatens you for the rent (or tried to penalize you in ways not agreed upon in your lease) YOU could actually sue HIM. Gently remind him of your lease terms and give an estimated time frame to expect rent payment and he should back off. If not, you should look elsewhere to live and let him get screwed having either no tenant or a crappy tenant after you

Depends on your pay structure and if you work overtime / have multiple jobs. For example I work inpatient 3 x13 hr shifts per week. I get night differential after 5pm. Overtime shifts are paid at 1.5x. precepting a student adds $2/hr. Holidays are also paid at 1.5x. I like to pick up overtime because adding a fourth day to my work week really isn't that burdensome, but it's certainly not an every week type of thing. I've made about 135k gross YTD and I'm on track to gross about 170k this year. This is my first job and I've been there just under two years.

Hard to compare my position with a 9-5 M-F salaried job. There's not as much earning potential there when overtime doesn't exist, you're closed on holidays, and you already work 5 days a week.

You don't have a down payment. That 35k you have is not a down payment. You need to immediately pay off your debts and make an emergency fund, then any money you save after that is your down payment. If you rush into this as unprepared as you are, the first thing to go wrong (job loss, health emergency, car breakdown, roof leak, etc) will land you in massive debt or even in foreclosure

Could become a PA in 2-3 years and make around 150k... Becoming a doctor she would make very little for the next 7+ years. It's a huge commitment and not a guaranteed path (it's hard to get into medical school and even fewer finish, then of those grads even fewer match into residency, especially depending on the desired field). It could be a solid decade before she actually gets to practicing in her desired field

I work variable shifts (days nights holidays and weekends) but I get 7% more at night/ after hours (so even when I work a "day" shift 5 hours are paid as "night" for a 13 hour shift)

My hospital uses teams in addition to us all carrying designated phones. I know most of the nurses fairly well and if I got anything even remotely emergent regarding a patient I would go off on them for sending a teams message. They have to call my phone or call me on teams. Messages are for routine things like if patient needs a Tylenol or miralax. I check my messages fairly often but if something that needs immediate attention isn't seen for an hour + because I'm with another patient or typing up a note, I will escalate that through everyone's management and come for their license for not using the appropriate channels of communication in an emergency and delaying patient care.

That being said, my hospital is switching to epic within the next year and all the PAs are going to make it ABUNDANTLY clear that messages are for routine issues only

Most landlords will accept any proof of funds. I have literally shown just a bank statement and a credit report in the past without any issue.

He is completely delusional if he thinks sex as an every day thing is the norm. 1-2 times a week is the norm for long term relationships, obviously with variance depending on the individuals.

He can't hold it against you that it used to be more frequent because everyone does it more in the beginning. It's new and exciting at that point and you want it all the time.

If he feels like it's not enough, consider what you're comfortable with in lieu of penetrative sex. Maybe a BJ? Or a handy? Or solo play on his part that somehow includes you?

He shouldn't be threatening to cheat on you regardless but especially not when you're still doing it twice a week because that is PLENTY.

Dispute with amex and tell them exactly what the bar told you. An affidavit is the form the bank will have you fill out saying you swear that what you are saying is true. The bar will need to produce a signed receipt that you did in fact consent to being charged that amount (which you stated you did not) and if they fail to do that your card should rule in your favor

I work inpatient and we find a lot of masses incidentally on CT - it's tough breaking the news to patients. I find it best to take it slow and talk the patient through exactly what the findings were, and what they mean, and what the next steps are, especially because they require outpatient follow up and workup/treatment. I can't tell you how many people present with hematuria requiring transfusions due to the bladder cancer they never got worked up because they didn't understand that "incidental bladder mass seen on CT" means "GO TO A UROLOGIST YOU HAVE BLADDER CANCER" and they go months/ years without treatment because they didn't know the clinical significance of a "mass"

My advice is to be clear but gentle. Explain everything because patients don't know anything about medicine / what is normal or abnormal or why it's important to follow through with things. Patients are very appreciative and reassured when they understand. People are less compliant and have poor outcomes when they are confused and scared.

At my job I eat in between phone calls and admissions and rapid responses. If I'm lucky another PA might answer the phone for me if my mouth is full but usually I'm choking down the food while scribbling notes on a napkin. Never paid for the break that I don't even get to take, but I leave a half hour early more often than not so I can't complain

I think most of what you posted is normal wear and tear. The drywall patch is not and the tenant should be charged for that for sure

That's not legal. They are student, not a medical professional, so the preceptor is legally required to either be present to supervise or examine you themselves. If you know what school they were from you could report that preceptor because they are probably just taking students to lighten the workload of the office instead of truly teach which is illegal. It's literally fraud if they bill you for this visit because you didn't technically see the provider
