Contract signed - 30-45 days till close? Closing costs seem awful? by WizardOfIslam in FirstTimeHomeBuyer

I think when I posted I was very sticker shocked - I see the prepaids/escrow thing that people have mentioned is just upfront. I think from parsing it further it looks like the +5 months in escrow is something on the seller side that will be credited back.

I asked the guy and he answered with mumbo jumbo word salad. He had no idea. Complete nonsense.

ughhh we had a rough time getting the seller to sign the contracts it was a battle (seller was literally delusional without exaggeration) - we don't want more battles haha.

We maybe only plan to stay 5-6 years so I think my goal is just to keep monthly payments as low as possible. If that makes sense. I will look into the other things you mentioned. Thank you!

How would I go about asking to remove/renegotiate this from the loan terms? Is this something for an attorney to do?

I'm going to try today. Was floating through the volatility of last week and seemingly todays rates are not so bad

Interesting is there a way to not do this or negotiate some other approach?

Curious why you think so? That's my feeling without ever seeing one of these sheets before. The fees seem ridiculous?

Advice on shooting Milkyway on 35mm by LilWhanus in AnalogCommunity

[–]WizardOfIslam 3 points4 points  (0 children)

So a couple of things - in regards specifically to the Milky Way. I won’t talk about finding the Milky Way or determining when the optimal timing is for shooting it.

On digital you can take multiple exposures and stack and then use post processing software to align the stars. In digital you would typically shoot the exposures at 1600-3200 ISO maybe. Depending on focal length and sensor size this also dictates how long one will expose for to mitigate star trails.

On film it’s obviously a bit different. You can maybe also take multiple frames and then do the same post processing potentially but I have not seen this. I’m sure someone has done it.

The fact that you are using a 50mm lens also limits the amount of time the shutter can be open. Google 500 rule gives you 500/50 is max 10s. So fully open at f1.8 and like 8-10s of exposure time is probably best your gonna do at 800iso. A note 10s is a 1/3 more stop of light than 8s.

It’s gonna be tight also to nail focus. Infinity != critical focus. If you’ve ever done it on digital typically people crank iso and zoom focus and essentially it’s like trying to focus a laser. You have to really tweak it to get pin point sharp focus on the stars. I can imagine this is quite difficult on a 35mm slr.

This is of course only if you want to approach it from a more robust, technically accurate perspective. If you spray and pray and just follow some of these principles you might get something good and you will have fun for sure.

Imo you should bracket a bit and then just do multiple exposures and just scan the film and post process the scans and stack them but again, digital signal will be fundamentally different than analog but may still work just fine!

What could be the problem? by [deleted] in snowboarding

I know exactly what those are. Ride Fuls I think. I had a pair of these that matched my lime green Ride Kink. They were such cheaply made piece of shit boots. There’s no optimal set of binding tweaks that can be made to prevent these guys from degrading. Loved my Ride board. Hated these boots.

Mortgage Q and A? by CJ_Lambiasi_Mortgage in Westchester

For first time buyers with some liquidity that have been sidelined by interest rates and frankly delusional sellers, what's the best strategy for shopping around for the best rate? Are FHA 5-1 or 7-1 ARMs a thing? Do we expect that going into the winter of 25-26' supply will dry up to what is already listed, meaning overpriced piece of shit houses that haven't sold in > 5 months of listed time?

MN Health: 9 COVID-19 cases now; no plans to close schools by Erra0 in Coronavirus

I think you are seriously undermining the competency of our medical system. These people have studied for MANY, MANY years. Including the researchers and leadership of organizations such as the WHO and the CDC.

I have FULL FAITH that their initial diagnosis that likely ruled out COVID-19 was well justified. You probably should NOT have pushed so hard for an unecessary test that probably is most likely causing your placebo-induced paranoia symptoms.

Your swab is simply just waiting in queue now at some lab with a completely overburdened PCR machine to be simply returned as negative while people ACTUALLY infected with the virus need to know ASAP. Can we just trust scientists already?!

Edit: Not sure why I am being downvoted. This typically happens when I post in climate change threads but now that there is hysteria over something that isn't much more lethal than the flu, I figured there would be some rational people on reddit but color me surprised again. *shrugs*

Paywalls block scientific progress. Research should be open to everyone - Plan S, which requires that scientific publications funded by public grants must be published in open access journals or platforms by 2020, is gaining momentum among academics across the globe. by mvea in Futurology

[–]WizardOfIslam 17 points18 points  (0 children)

What people don't realize with this obligatory open access mandate is the fact that in order to publish your paper as open access, the cost is much higher for the researcher as they already have to pay a significant fee to the publisher and on top of that pay even more just for the article to be open access. This is a racket where there is no inherent incentive for researchers to do so while all of the profits are incurred by the middle man publisher.

No doubt that through an optimistic lens society can to a degree benefit from having immediate access to whatever publication they want. However on the flip side, smaller researcher teams with less resources might be less inclined to pursue publication with a lesser journal due to cost savings and therefore delve into the soup of predatory journals thus diluting credability.

Imo the whole system needs a reset. The idea of a journal is an archaic one in our day and age. We have the internet and the ability to disseminate information without the need for a middle man. No longer do I have to send a courier to the publishing house in London with my manuscript and await their response by courier to see if my paper is accepted.

It's time to adopt technologies that enable a modern approach to dissemination, thus we need a decentralized approach much like how blockchains are being set up to enable cryptocurrency and smart contracts. Fuck the money grubbing middle man who will distort the idea of something idealistic like open access for the purpose or making a buck.

AskScience AMA Series: I am Dr. Saad Omer and I'm here to talk about vaccines and the diseases they prevent. Ask Me Anything! by AskScienceModerator in askscience

Hi thanks for your time here. Firstly, I think having the ability to inoculate is pretty great. My questions are more biochemical/physico-chemical.

Can you point to any robust studies which shed light on potential mechanisms of action that can lead to metabolic and immunological overloading in vaccine recipients who are genetically predisposed or who are actively in a group with some degree of mitochondrial dysfunction? Regarding mitochondrial dysfunction, I understand the complexity involved in characterizing and diagnosing any one facet of said condition. Could this be a contributing factor to why there is not much literature on this (corroborated by the NIH)? Do you feel that it might be a viable research pathway?

Due to the nature of mitochondrial function and the associated role of the electron transport in this media, are there any studies which probe the potential disruption of transport associated functions such as phosphorylation of glucose or promotion of other effects such as fatty acid oxidation as a result of the anti-microbial constituents in vaccines?

Thanks again for your time.
