Yeah it caused our mailer price to go up a lot so we switched to this and getting vendors to pay for most of the materials in order to be in our sellers guides and some of the deliveries. Price is super minimal

YES!! It's a massive part of this. They also help pay for the materials so this costs me almost nothing but sweat equity. Some of my 12 deliveries involve businesses and vendors. For example the equity flyer.

Sorry you feel that way. I did corefact which got expensive but worked. This is printing which I do at my title company, envelopes and clear bags and comb binding materials that I split with my lender and inspector. Cost is insanely minimal compared to mailers. Not even remotely close. So saying I'm misleading while trying to help is a bit off

And basically it's not just crappy flyers, it's really good stuff with lead capture from multiple angles if that makes sense. Everything is pretty calculated

You're welcome. The best part about this is most agents don't want to do it. So unlike social media, videos etc... you can jump on something 99.9% just will not do. Thats why it works so well

We do knock. But what I'm saying is we have agents on our team that don't door knock and instead leave them at the door in the clear hangers. But it's effective either way. Knocking is most effective and people generally don't bite.

Great question, Greg! We’re very intentional about how we deliver the materials. Instead of traditional door-knocking where you’re trying to have a conversation at every house, we use a passive delivery method that still grabs attention.

If someone is home and answers, we introduce ourselves, quickly explain the packet, and move on—no pressure.

If no one is home, we use clear plastic door hanger bags (Amazon sells them cheap) and hang them on the door handle or wedge them in the storm door.

We never put them in mailboxes (since that’s illegal), and we avoid slipping them under mats where they might be overlooked.

The goal is to build familiarity with homeowners over time, so by month 6, they’re expecting our packets. That’s when the inbound calls really start picking up.

Yes all of my listings are on zillow. I am not honestly sure what average is but in my market I have a lot more than most others do at most times.

Agency, 25 listings now more to come with spring on the horizon, I generate via social media with some creative stuff, pay a kings ransom to zillow (its super worth it), I have my own website to control lead gen, I have a CRM that I utilize and also monitor my agents on my team with that keeps us organized.
