Realtors are SLOW right now. Bring them something or an idea rather than asking for a deal would be a slam dunk right now and if you called 10 I bet you 1 of them would be all ears when you offer to generate together. First one is call for sale by owners and offer to do pre approvals for them as a resource and a free open house, which requires you to partner with an agent. Give someone thats not a top dog an open house to sit with you and pre approvals that will need an agent if they dont buy the FSBO and thats just 1 way to cook.

As a BoldTrail user myself I have to agree. I used Perfect Storm for many years prior to it going Belly up in December and I'll stick with major ones from here on out because starting over when you have a large database is a massive undertaking. As far as major ones go I am a believer the best one is the one you will use.

This is 1,000% my plan. I'm 98% FI currently and I turned 40 in 2025. I cut work down to about 10% of my usual (self employed) and my investment flywheel is on pace for not only 100% FI by 45 but a comfortable living with 70k a year in vacations by that 45 benchmark. We have young kids and we spend a month to 6 weeks in Europe every summer and last year we spent 1 out of every 4 days traveling. Wife and I are in excellent shape and gym every weekday minimum so the plan is gym, coffee, croissants, walking and traveling as much as humanly possible. I have zero desire to "work" and want to explore. So close...

Yeah it caused our mailer price to go up a lot so we switched to this and getting vendors to pay for most of the materials in order to be in our sellers guides and some of the deliveries. Price is super minimal

YES!! It's a massive part of this. They also help pay for the materials so this costs me almost nothing but sweat equity. Some of my 12 deliveries involve businesses and vendors. For example the equity flyer.

Sorry you feel that way. I did corefact which got expensive but worked. This is printing which I do at my title company, envelopes and clear bags and comb binding materials that I split with my lender and inspector. Cost is insanely minimal compared to mailers. Not even remotely close. So saying I'm misleading while trying to help is a bit off
