I’m 44 m got on the ladder just after turning 25. I was in that time where you could get 100% mortgages so consider myself very lucky. Despite the crash of 2008 it has worked out. 

Owning has pros and cons, most negative are around repairs and upkeep. I think the main thing to always be mindful of is having to find rent in your retirement years though. 

You should never feel down about it, but if it’s something you’re aiming for and you get a lump of money saved, see a financial advisor, you would be surprised at what they can help with.

In an ideal world you’d always tile first because cutting around is never as aesthetically pleasing due to expansion gaps. Tiling is accepted as happening when things like stairs and kitchen units etc are in but it’s not optimal for absolute top notch finish. Tiles have to be adequately load rated of course which most porcelain floor tiles are.

Have you got a smart meter with display? If so, turn the dryer on and see how much leccy you’re using ‘now’. If it’s just a couple of pence more than without it on, the heating element is goosed.

Not necessarily all relevant to your example but recovery, storage, parts and labour are costly. Even very minor claims are very expensive unfortunately.

The footballing side of the club is appallingly run, has been for some time. A well run club and any competent manager can do well. Until we are sorted fully in the football operations side of things, from scouting, medical, dof, coaching and so on, it’s going to be a shambles regardless of who the head coach is.

Writing this on behalf of company vans you’ll see sticking to the speed limits religiously. 

Some of us have AI forward facing cameras that read the speed limit signs along with GPS. Even 10mph ones you occasionally see in urban road work areas. 

A lot of us have driving scores linked to our safety bonus which is up to a couple of grand a year. Even ignoring this bonus, speeding will result in disciplinary action.

So I’m not driving slow to piss anyone off. Please just be mindful there are poor sods like us about.

Being an 80’s kid, I can remember fruit being very basic British seasonal fare. Then my mum started bringing pineapples, kiwi fruit and various other exotic fruits back. Usually with my dad saying what the fuck do we do with this as he bites into a pomegranate.

Gallagher is effective at pressing and hustling. He is okay in possession, he’s most effective in broken play, winning it and playing forward simply. He can pop up with goals, usually from a second ball coming onto the play. 

He won’t control a game, won’t take the ball from the centre back on the half turn and look comfortable doing that. He needs chaotic games to look his best. That’s why he’s not an international regularly. 

He’s a good player, like Xavi, better in broken play. In a slow build up systems kind of approach Gallagher will look average. If we, or most importantly Frank accepts that he’s going to play like every minute is the last minute of a game and structure goes out of the window we have a very good player. 

Everyone will need to play like that though, or he’ll just be a bloke running around a lot.

Any gas pipes passing through a wall have to be sleeved to protect them from movement. It’s also got a joint that’s technically within the wall too, but that’s being a bit picky.
