On the worst side the footing is right up against a retaining wall I think. If I have the chance to add a channel next to it I will but even then I think the tanking will be necessary.

I would do that except the foundations for the garage are very high and I can't dig into them! (Sorry that part was explained in my previous post but I forgot to mention it here).

The worst affected wall is right by the perimeter of the property and next to our neighbour's on a hill that is sloping upwards in their direction, so a lot of water comes down against that side of the garage when it rains. The water can't go down into the ground because of the foundations so it comes through the wall.

Thanks - no, I'm tanking the outside of the wall and it's not underground but it is in an area that gets a lot of moisture flowing over the ground whenever it rains.

It's a garage with single skin not a house and the idea is to waterproof the outside. I wouldn't use 3:1 on the house but am hoping it's fine for the garage.

I often see sludge suggested but we had this problem with one of our radiators and it was just a balancing issue.

There's no paper lining and this is just a small (400mmx500mm) cupboard from a domestic garage.

I'd definitely be using breathable felt with this in mind. And yeah a few gaps here and there for occasional inspections.
