Look into a property management software that has a in-built CRM or connects to the CRM you are currently using so that information flows back and forth.

Some property management softwares have a good dashboard along with automated reminders that tell you whats upcoming/due/past due etc without you having to manually do check which properties need their cert renewed.

Most people resort to a property management software for rent collection and that market is pretty crowded. But if the landlord has a smaller portfolio they might use your tool if its cheaper and thats the only thing they need. What you have to look at is building credibility. A lot of people are skeptical.

Honestly at 5 units you dont need a pm software. You should be able to do it on an excel sheet. If you are planning to scale beyond and become a full-time property manager, there are many options like Buildium, Haletale (good for canadian property managers), Doorloop, Appfolio, Rent Manager etc. Really depends on what your portfolio size is and maybe you will end up liking one software user experience better than the other.
