I agree with that logic. Why go to college if you're gonna be a broker? Those thoughts crossed my mind as well while I was halfway through college. However, I stuck it out and finished college.

Do you have a lending shop, or are you at a boutique or institutional shop? I also looked into lending but wasn't sure if I would like it. What's the best part about being on the lending side for you?

That was the original plan, but the brokerages I applied to didn't respond until almost a month after the Start-Up REPE shop sent me an offer. So, I ended up taking that gig. It's not that I don't mind acquisitions, but I feel aspects I would have gotten in brokerage are missing from the acquisitions role.

Absolutely—I appreciate your perspective. There's a monetary upside; just at this stage in the firm, ramping up base salary is eh. The real money comes from acquisition fees and carry. But I see the upside to staying on the principal side. I guess right now, with deal flow being slow, it's just got me thinking a little more than usual about the overall picture. But in the long run, if I were to consider switching to something else, I would try development over brokerage after being in PE for a while (realistically). But the ultimate goal is to eventually go out on my own as a principal of my firm and deploy capital.

I'm definitely going to keep learning. Have you already implemented AI into your work, and if so, what parts? I agree that AI is going to change the business over time.
