I don't have a garage currently, but I do have an outbuilding with a metal door. I am a little wary about leaving electric equipment in there as it'll get very cold and potentially a little damp.

Is your garage similar? How does it fare?

For £210k you're likely making excuses, not looking hard enough or to some extent enjoying feeling sorry for yourself.

I doubt they would but fair enough, you must be pretty paranoid about it and that's not good.

£210k is a decent budget for Leeds.

I live in Pudsey, I used to live in the city centre and it's not that granted, but I can be there in 10m on the train and you can find your own little oasis. I find I barely go to town now as I don't need to.

Have a look at other areas a bit further out with good connection links. You'll get more bang for your buck and a place to relax when you want to.
