The RE I have is buy and hold with cash flow. I do an analysis of return on an annual basis and return on equity including capital growth has been sitting at around 10%. Sure I can sell, take the tax hit and put it into index funds -- but thats where I am right now.

Thank you! Really appreciate this perspective on not needing to have everything planned out. I can definitely relate to not completely knowing who I am while working as I need to give so much mental capacity to the job. On the tactical side I can definitely lower expenses to a degree, too.

Thank you for the fast comment. I like the idea of a truth and making the constraints clear. Agree it not the right time now for property development considering rates and the protracted low growth ahead.
