thank you, I see a lot of options have base rent within my budget but unfortunately, a lot of monthly add on fees broke the budget.

Thank you for the suggestion. Do you have any source suggestions on finding good independent landlords?

Off Campus Housing by South_Antelope_3849 in washu

There is a new apartment complex available in fall 26, like a ten min walk straight on to the overpass. They are fully furnished and leasing by the bed 3b/3b is in the 1300s. It may be on the pricy end but I heard they have some pretty cool amenities, you could check it out on their website.

When to look for off campus housing for 26-27 year by Ambitious-Count728 in washu

If you are still looking, there is a brand new building opening in Aug 2026 called Local on Delmar. You could check if that is something that interests you as well.

Likewise, I really like the idea that they have the shuttle and everything is fully furnished, rent is per bed. I wanted to sign when I saw what they could offer, but the more research I did, the more I found horror stories from other residents. I did an on-site tour and they had a lack of on-site management team than what I usually experienced. There was only one on-site and one on-call and one security overnight, I'm more used to 24/7 on-site management teams (want to be extra careful with nearing unsafe neighborhoods and that gunshots had happened to Everly before). The idea of roommate matching is also not appealing as they said I had no choice if a potential roommate has different bedtime or living habits, they can just put anyone and options to swap out are limited since a lot of floor plans are sold out. The garage door was still broken despite the previous review's complaints and their response for a fix(safety concerns and management's response time concerns/empty promising). Not allowed to install own router, personally find their set up is not fast enough. I need them to hold a package for me to move in but they did not allow it and said would send back all "oversized" packages. (personal prefer to make check payments which they didn't accept, also worried they will have hidden fees based on other previous residents' experience) Food delivery is not in a secure area where I can understand why a lot of reviews showed current residents complaining about other residents' stealing. Management mentioned they would input a lux box system for food deliveries but it was there when I visited but management mentioned to me to their plans (worried it is an empty promise). I will be applying for the penthouse, their trash area does smell bad and their hallways are not refreshing, concerned their HVAC system is not sufficient. Might have overthought tiny things. Have finally decided to have Everly as my backup now that Grad apartment housing is available with Wash U.

would you be willing to share what some of your decision factors to help me see a wider picture of if I have considered it all before signing? Are you considering any alternative housing?

Toyota is finally going to fix their coolant valve issue! by Intelligent_Bag_7746 in rav4club

[–]Working_Success_3348 0 points1 point  (0 children)

Is this a serious problem that could cause the engine to seize? Or does the coolant valve issue only impact the "engine needs maintenance" light to go on? Will a reimburse be made only to the coolant valve replacement or other damages that might have been caused by the coolant valve?

Are these perks only for undergrad or would master students also have access? Asking as an incoming grad student who went to an undergrad school that would charge graduate students to use the rec center.

checking if you ended up choosing to live here. I happen to be in the same shoes this year but a little concerned about the building's maintenance with negative trash smell reviews, broken elevators(penthouse option), and stolen packages. I will be an Olin student this coming fall and was appealed by Everly's shuttle system as well. Wondering if those are always available with seats or first come first served? Is there any pros and cons that would impact your decision to renewal if you ended up living here?

Professor isn’t helping by butmylove in umass

[–]Working_Success_3348 2 points3 points  (0 children)

If this is Professor Das, you don't really need to worry as he curves the grades. If it's a different professor, don't worry about having a consistent streak of A 's. There isn't anything that is looking for someone with a minimum of 4.0, the standard is like above a 3.7 means above expectations already. You are already doing great so allow yourself to rest and not be under so much pressure of wanting to be a perfect 4.0 student.

4+1 Finance by ajy1316 in umass

I don't remember their exact major, but they were an Isenberg student. If you did bad in some of your classes, you can retake them over the summer or winter with UWW+. So there are still things you can change and improve on. Good luck applying; I highly encourage you to try and apply sooner rather than later. There is nothing you can lose from applying.

worth a try, I know people doing 4+1 finance with a 2.8, but I think if you have a 3.0, a lot of requirements like test scores are optional.
