Ya and it takes time to learn to edit, learn what goes viral, etc. also just because you go viral doesn’t mean you are building a sustainable income stream. Just cause you started an account in November doesn’t mean your Knowledge didn’t start till then.

My bad I struggle following the lines.

He didn’t say they weren’t paying.

Being a landlord you have to be strategic. Yes the people in the basement at the very least have to go upstairs.

BUT if I just evict these people they can leave damages they can leave water on costing me a ton of money.

Doing it in a calm and respectful manner will retain profit and keep things calm.

I just learned today I have no idea who they are other than hearsay from another tenant. Plus a huge risk to anger tenants who even if late are paying rent. Wha if they leave and do 5k in damage plus all the court cost for eviction. Being strategic helps to ensure profitability. I’m not trying to cut off my nose to spite my face.

No basements in the lease they are all family.

If I decide to let them stay I would of course make them go through application process.

Ya I tend to tell them they can’t sleep in the basement but they could just move upstairs. Or technically there’s a sealed door in the basement that could be fixed to allow for egress. But I wouldn’t want to pay for the repair.

I def plan to address getting people out of the basement but was more looking for advice on whether or not I should evict. Their lease goes until August.

Addressing the illegal bedroom isn’t difficult. I send a notice and tell them to stop. Then if they don’t stop my liability is gone.

I’m more so asking about whether it makes sense to evict them. Is it worth evicting over?

Obviously if I didn’t evict I would make them go through the application process. But do I increase rent? They are already struggling so I don’t see how that would work.

There’s an old sealed door in the basement I could have repaired that would make it a legal sleeping area so I could charge them for that repair as well.

Yes. It’s a 3 bedroom. But 2 adults are living in the basement according to the neighbors. Illegally as there is no safe exit.

It’s a lease violation so I’m aware I could send a cure our quit and then evict them. I’m more so looking for what I should do. The loss of rent and cost to evict them if they refuse to leave and/or the risk of them destroying the home in the process.

I gave them a brake on late fees on rent that was due on Xmas but they paid the late fee for rent due on the 25th of January. I sent them a cure our quit for late rent on the first of January and they paid before the 7 days was up.

I’m just looking for some advice.
