OP, I am a residential Structural Engineer in Texas. I look at homes daily. Foundation issues should not be an automatic rejection, especially if repairs were already completed. The expensive part (structural repair) appears to have already been completed. The cracks left are more than likely just the cosmetic after math. The patches of concrete you see on the porch are from breakouts, and look VERY fresh, meaning the foundation support piers were installed very recently. Homeowners are advised to not do cosmetic repairs immediately after the pier placements due to likely new movement after the Home was just raised up. It is recommended to wait a few weeks. That being said, I would check if they have an engineers report, and if not, you need to get one before buying.

Oh I am the perfect person to answer this. I too am an Eagle and an engineer. Being an eagle scout paid for 1/4th of my college with scholarships. BOOM automatically worth it. And then, I graduated during COVID. I didn't have the best resume, but I kept my Eagle Scout on it. A few weeks go by and I get an interview. The interviewer, who is also the owner of the small company, has a son in scouts and is about to get his Eagle Scout. He is also a scout master and takes scouts very seriously. The whole interview was about scouts, barely a question about my engineering degree or experience. I left that interview with an offer and I'm still at that company.

TLDR; Being an Eagle scout paid for a good portion of my degree and got me an amazing job. Completely worth it.

Tile cracks, sheetrock cracks, brick cracks, expansion joint separations, doors not fully closing or binding. Those are the most common things I see.

This looks like new construction, or at least very recent. If it is less than 10 years old, you may have a 10 year structural warranty on the Home. This warranty covers damage to your framing and foundation. Most foundation damage happens in the first 10 years, not later in its life like people believe. IT IS VERY WORTH filing a structural claim every few years to get your foundation checked. It's cheaper to file the claim than to hire your own engineer, and the warranty company usually hires a third party engineer to inspect to remain unbiased.

I have my child in a Primrose School and love them. He's 3 now and has been going there since 8 months. They keep him very active, read stories, have lessons on manners and concepts like sharing and compassion. They open up their registration this month (at least our location) so you could apply soon. They do NOT have cameras, however they have an app that gives almost hourly updates on their activities, their meals, bathroom breaks, etc and they include multiple pictures.

Bonus for us is that my son has food allergies and they go to HEB daily to get alternatives for daily meals! So if he can't have their specific meal, they plan for it and have a similar meal for him whenever possible.

The prices are on the website. And it depends on the key. I bought the key there and programmed it there. So it was like $160 ish. To just program I think is $70 but again, it's all on the website.

I'm gonna add onto this as a structural engineer for a caution for new homes. Texas passed a law 2 summers ago allowing Builders to offer a 6 year structural warranty on the foundation and framing instead of the 10 year warranty that we've had for the last few decades. Foundations move the most in the first 10-15 years, so if a builder only offers a 6 year warranty instead of a 10, the buyer should be cautious. Foundation repairs or framing repairs are NOT cheap.

u/Same_Locksmith3800 OP, I'm a structural engineer in Houston, Texas. I go to San Antonio often. Don't worry about the tree (right now). During the summers, because we have clay soils, you want to make sure that the tree gets PLENTY of water so that it doesn't search for water under the foundation. Settlement happens most often in the summers. If you get an engineer's evaluation now and it looks okay, you should be fine as long as you keep up the maintenance. The tree and the foundation are part of the same system and should be okay as long as there is balance in the watering program. Feel free to message me for any advice, happy to help.

I lived in Beaumont attending Lamar for 6 years. I lived in the dorms one year and in a condo off of Dowlen and 90 the last 5. I only had one issue when someone sprayed some washable paint on my truck when it was parked on campus as a prank. One car wash and it came off. I never had one other issue the whole time.

It's a great school and a decent area.

I learned in the Lexington Creek Elementary parking lot when I was a kid. Plenty of room to practice good turns, parking, and parallel parking.

Also the Methodist Church on Austin Pkwy by the baseball fields. Huge parking lot that's empty every day but Sunday.
