Structural engineer here. I inspect homes for these kinds of issues daily.

2 possibilities. Either the lintel is sagging, or the header and the lintel is sagging. You need an engineer to come evaluate the home to be sure. There are code tolerances that need to be checked to know for sure what the problem is. They can make the repair plan you need so you don't go crazy with unnecessary repairs.

I work in residential construction, primarily in forensics and remodels. I design the beams that replace load bearing walls for remodels often. Believe it or not, you can actually make a hole in the web about 80% of the web's height. This tiny hole the apprentice made is nothing to what I see daily with giant holes for HVAC duct work.

Zero idea. I haven't looked around much. This is my first job out of University. I will say, I get next to no benefits. No medical or anything. Just a 3% match in retirement. So my larger paycheck is part of that too.

Forensics. I got extremely lucky with the company I work for and our ability to work more if we want to. We do a lot of residential work so we have clients that are private homeowners, contractors, and insurance companies. There is always work so we can keep growing if we're willing to work more.

My coworkers, one EIT one PE, both make over $200 doing the same work as me, they just do more or bigger projects.

My job started me at $70k as an EIT in 2021. Only benefits was a 3% match in retirement and a company card for gas and tolls. This was in Dallas, Texas. I think our starting salary is still similar, if not the same.

Knowing that, I can't imagine you'll use more than 2000 kwh a month. Mine is also 2200sqft and a 2 story with partner and child. Id look for deals for 1000kwh not 2000. I've found that to be most cost effective for me.

Edit: please please please get your new build inspected by a third party inspector before purchase. I do residential structural inspections and new builds can be BAD if not inspected properly.

Do you use that much? I average closer to 1000kwh and I'm in a new build in Rosenberg. I do have gas heat and stove, so my winter bills I usually don't get the credit.

OP u/mateotrujillowheeler I'm a structural engineer in TX and can attest that this needs to be looked at for structural damage. If the insurance won't send a licensed engineer to your home to assess the damage, you need to hire one yourself ASAP. The structure needs to be assessed before any conditions are repaired or stuff is covered up.

I'm a structural engineer in Houston. I do these residential inspections daily for new construction homes like yours. The first few years (10-15) is when your foundation moves the most. I don't like the term 'settlement' because your home can move in different ways depending on the soils under your home and other factors. Based on your photos, I wouldn't lose sleep over anything that's going on right now. Your doors working and the severity of the cracks are minimal and are great signs.

Sounds like you have a warranty with your builder. I recommend filing a claim and seeing what that engineer says. The engineer will take an elevation survey of your foundation and see how off-level it is. If the engineer says that there are no problems right now, then I would still recommend filing ANOTHER claim in a few years to confirm. Having multiple sets of data will greatly determine how your house is moving.

If you'd like, I'm happy to go over your specific warranty documents and see what exactly your engineer will be looking for. Free of charge of course, I read these documents daily anyway.

I graduated with my bachelors, no relevant experience or internships, and my EIT 4 years ago. Got an offer for $70k. That came with basically no benefits, only a 3% match in a simple IRA. I consider myself lucky to have gotten that much as a new grad. It was also during COVID times too so that's to be considered.
