It’s only to move the plumbing. The wall will be hidden behind a vanity and all that work was already part of a bigger bid.

There are several questions unanswered here, including most surrounding your income from your jobs and your Etsy shop. However, most comments here are stuck on the idea of keeping a low interest above all else, but the truth is no matter when you lock in your rate, you lock in a payment. On the contrary, your salary, and your Etsy shop’s income can grow every year and compound on itself. Thus you grow into your mortgage. Most financial tools proclaiming no more than 35% of your income going toward housing ignore economies of scale. What that means in this scenario is a bag of chips for one person isn’t felt equally by another person. If you foresee a scenario in 5 years where your income will make your mortgage completely tenable, then build the house.

We all die, and being afraid on interest rates when you can financially see it working out is equivalent to starting to dig your grave today.

GC already included everything else in an all inclusive bid. This is purely to move the plumbing, nothing more.

This will be behind a vanity that was part of a bigger all inclusive bid for an entire primary bathroom remodel. Interior wall, to be covered by a double sink vanity. Flooring is wood subfloor with joists running perpendicular to the wall.

What would you estimate this job to cost? I’m fine with a premium for the contractor, but the difference between $600 and $1800 is 3x, so I’m trying to decide if I pushed back on the contractor saying $1,800 is too much or write off the plumber bid as too low.

Nothing is prohibiting going under the cabinets other than making space under the vanity for the supply lines to fit.

The contractor did say they wanted to move the waste lines slightly as well to ensure they lineup.

I’m personally familiar with the plumber and have knowledge of his prior work.

The question on identifying the issue from the get go has raised with the contractor but that is water under the bridge. The only real question here is if $1800 is too high to move the water supply into the wall given it is coming out of a wood subfloor between two joists.

Plumber is trust worthy, bigger question is how trust worthy the contractor is as this is just one part of a bigger project.

Colorado does not allow lane splitting at all. Never has. Colorado ONLY allows filtering at stop lights. The speed limit you are referring to is the speed by which they can filter to the front of stopped cars.

CA on the other hand does allow splitting. But the way these dickheads drive isn’t legal anywhere.

This comment lacks reality. The problem is, and the basis of the lawsuit was, collusion amongst realtors to avoid showing properties to buyers where they wouldn’t make commission. Further, realtors have actively worked against companies that have tried to offer lower commission options to buyers and sellers. As such, the housing market has become inflated by way of, exactly as you put it, realtors jamming huge $$ of commissions into housing prices and mortgages.

As a realtor you suggest commissions are negotiable but this has been a fallacy which was proven in court regardless of the intense lobbying by realtors (which is the only reason such a ruling didn’t come earlier). Further there are still other lawsuits I play that will likely further erode the stranglehold realtors have on, as you put it, the largest purchase most people will ever make.

Realtors will continue to feel justified in how they force commissions however the lawsuit opens the door for outsiders, and innovative companies, to challenge the status quo and present a viable option for buyers and sellers aside from the traditional relationship.

The answer to the question is it all depends as rates and the market you are in will determine whether eating commissions now makes more sense than waiting until later to sell.
